About our washroom sealing in Minard

From one staff toilet in Minard to washrooms across a whole estate, we work the same way: send details, get a fixed quote, we seal, guaranteed. Photos and a rough count of basins, urinals, showers and cubicles help us give a quick quote, or we can arrange a visit. If you are dealing with split or peeling sealant at shower trays and black mould inside silicone joints that cleaning can’t shift, we can help, on urinals and WCs, showers, trays and wet room floors and kitchens and tea points alike. A specialist sealant contractor works differently from a general builder: on jobs in Minard, preparation and product choice get the time they need.

For washroom work around Minard, we plan so every room on the list is done in one trip where possible. Photos of each washroom and a count of rooms help us quote and plan.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

For managing agents and facilities managers

We work for building owners and managing agents on sealant work across single buildings or whole portfolios around Minard. Several sites can go on one quote, so there’s one set of paperwork to deal with.

When you manage a building on behalf of an owner, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.

What sealant work can’t fix

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Hollow tiles or loose panels behind the joint
  • Panel boards already damaged by water
  • Leaks through tanking or membranes below the finishes

Not sure which it is? You can call the office on 01277 525 020 or use the quote form and we will tell you honestly.

Surfaces we seal

  • Showers, trays and wet room floors
  • IPS panels and cubicles
  • Urinals and WCs
  • Kitchens and tea points
  • Vanity units and basins
  • Accessible toilets and changing rooms

How the job changes by surface

Urinals and WC pans

Urinal backs, troughs and slab joints are resealed with sanitary silicone after the old bead and residue are removed.

Basins and vanity tops

Vanity tops and basins are splashed all day, so the joint to the wall and around each bowl fails early. We remove the old bead and lay a fresh one of sanitary silicone.

Wet areas in Minard’s workplaces

Minard lies within about 1 mile of the sea, and coastal places often have hotels, guest houses and holiday accommodation with busy seasons. Heavy seasonal use is hard on shower and basin sealant, so resealing in the quieter months keeps rooms ready. Being in the west of Scotland, Minard gets more rain than eastern areas. Washrooms with weak extraction stay damp in this climate, and mould finds the silicone first.

Around Minard, washroom joints are resealed by removing the old silicone completely and laying anti-mould sanitary silicone on dry surfaces. For buildings around Minard, washrooms can be done in phases so some facilities are always open.

Minard is about 22 miles west of Helensburgh, in Argyll and Bute. Across the PA32 postcode area, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Across Argyll and Bute, 124 places are covered, Minard among them. Our Glasgow page has more on work in that area (42 miles or so).

Work on washrooms and wet areas is covered throughout PA32. If your site is on Victoria Park and Otter View or close by, send details and we’ll quote for washrooms and wet areas. Just outside Minard, we also work in Kilmichael Glassary (8 miles west), Strachur (8 miles north-east), Bridgend (8 miles west), Ceann Loch Gilb (9 miles south-west) and Kilmartin (9 miles west). Bigger towns within reach include Ardrishaig (10 miles south-west), Sandbank (15 miles south-east), Inbhir Aora (10 miles north-east) and Inveraray (10 miles north-east). For island and remote sites, travel and materials need planning ahead, so include the location in your enquiry.

Maintenance after handover

Once the work is signed off, these steps help:

  • Share your site rules when you send details
  • Don’t leave an open joint at a basin or tray
  • Photograph and log failed joints across the estate
  • Keep washrooms out of use until we say the sealant has cured

Each room goes back into use only when the sealant has cured enough. You will be told when showers and basins can be used again and signage stays in place until that time.

Small numbers of failed joints are quick to phase in. Left until every washroom is affected, it becomes a bigger programme with more phasing to plan.

FAQs: Minard

Do we have to close all our washrooms in Minard for resealing?

Rarely all at once: work is phased so some facilities are always available. Each area is handed back once the sealant has cured enough to use.

Is Minard off your patch?

No. Small places get the same service as large ones. We work across every Scottish council area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Are you CHAS accredited?

Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

How much does the work cost?

There isn’t a price list, as every site differs. With photographs or drawings, we can give you a fixed quote.

What about RAMS and site documents?

Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.

When can showers be used after new sealant?

The silicone needs time to cure before water reaches it. Phasing is planned with the cure time in mind so facilities are never short.

What if there’s asbestos in the old mastic?

Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Should maintenance staff do it?

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Diagnose, treat, sign off

Inspect, seal, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Jobs near Minard are often grouped with others in the same area, to make the most of each trip. Tell us how flexible your dates are.

  1. We inspect each washroom and record the joints to be resealed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. Old sealant is removed completely and the faces cleaned.
  4. Joints are degreased and dried.
  5. New anti-mould sealant goes in and is tooled neat.
  6. Rooms reopen after the cure time.

Preparing the site

  • Move anything stored against the joints
  • Tell staff and tenants when we will be in
  • Tell us which areas need to stay in use
