About commercial sealant contractors in PA37
Having a single contact for all your sites makes sealant far simpler to manage. Single jobs, multi-site packages and planned programmes all come to us, run the same way on every site: send details, get a fixed quote, we seal, and a 12-month guarantee once it’s signed off. To get a programme moving in PA37, call 01277 525 020 or email the details over with the site addresses. We work on external facade joints, floor and threshold joints and kitchen worktops and splashbacks, and what we are called in for most is window and door perimeter joints that have cracked open and gaps behind commercial kitchen worktops and sinks.
Tell us your site hours and access windows and we’ll plan around them. While we are working, the area stays contained and tidy, and your contact hears from us before we move to the next area.
- You send photographs, drawings or a list of the joints and areas involved.
- The failure is diagnosed and a fixed quote issued for the work agreed.
- Before anything is cut out, we agree access, timings and sequence.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- Finished joints are checked with you and handed over with our 12-month guarantee.
What affects the price in PA37
There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we will price your job on its own details.

Around Dunbeg
We work on buildings around Dunstaffnage Chapel and the streets around them. Dunbeg’s nearest station is Connel Ferry station, roughly 2.5 miles east. Nearby you will also find Oban Museum (2.2 miles south-west) and Lorn and Islands Hospital (3.4 miles south). For a walk, there’s Lochan Dubh.
Shops, offices and hotels in PA37
Shop fits, office refurbishments and hotel refits in towns such as Dunollie, Dunbeg and Connel all leave joints that need sealing. Visible joints call for a matched colour and a clean tooled finish.
In Scotland, managing agents for tenements are often called property factors, so the factor is often the first contact for work on shared parts. Parts of PA37 lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. We take that exposure into account when choosing the product.
Dunbeg: For any commercial premises in Dunbeg, a lasting joint depends on full removal of the old sealant and clean, dry faces. Offices and shops close to stations such as Connel Ferry station (to the east of Dunbeg) tend to be busy all day, so sealant work is planned around opening hours.
What sets the cost
Your fixed quote is built from the real scope. It takes account of:
- Removal of failed or old sealant
- Access and working height
- Location, for remote and island sites
- Working within restricted access windows
What a job costs comes down to the quantity of joints, how much old material needs removing and the access. Call for a quote when you are ready.
What to include in your enquiry
However big the job, these details speed things up:
- Specification clauses that apply
- The asbestos register, for older buildings
- Anything awkward about access or site hours
- Your programme or deadline
Send us photos, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.
Common problems we fix in PA37
Resealing over the top is a false economy we come across often. Fresh sealant won’t stick to the old bead underneath so it soon peels and traps moisture against the joint. By the time it shows, there can be two or three layers to cut out.
Look out for the following:
- Gaps behind commercial kitchen worktops and sinks
- Leaks that seem to come through a sealant line
- Smeared sealant across finishes from a rushed job
- Mouldy silicone around WCs, urinals and vanity tops
How the job changes by surface
Window and door perimeters
Inside, cracked sealant around frames and window boards is common. We use a paintable product where decorating follows and a silicone where it doesn’t.
Washrooms and toilets
Washroom joints take water, cleaning chemicals and constant use. Old sealant comes out and a sanitary silicone with anti-mould additives goes in, phasing the rooms so not every toilet is closed at once.
Maintenance after handover
Your facilities or cleaning team can help the joints last. Share these points with them:
- On pre-2000 buildings, share the asbestos information before work starts
- Report cracked or peeling sealant early
- Log reseals in the O&M or maintenance records
- Add sealant to the planned maintenance inspection list
Brief your cleaning team on the joints that have been resealed. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces; a mild cleaner is all most joints need.
Sealant rarely fails all at once across a building. A few splits this year typically mean more next year, so it makes sense to look at the wider elevation or block. We can assess the lot and suggest what to do now and later.
Leave it or put it right?
Fixing joints complaint by complaint is a costly way to manage sealant. A planned programme groups work by building or area, cuts repeat visits and gives you a budget figure. We’ll suggest an order, worst sealant joints first.
Comparing quotes
- How the joint faces will be prepared and primed
- The terms of the workmanship guarantee
- Who will actually carry out the work
- Their approach to joint depth and backing
Your questions answered
Is it OK to apply fresh sealant over existing beads?
Full removal is part of every quote. A bead laid on old silicone peels away and isn’t worth paying for.
Which sealant will you use?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
Are you CHAS accredited and on Constructionline?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.
Can areas stay open during the work?
Phased work can be planned so areas stay in use. We plan around the site hours and access windows you give us.
Can weather delay the job?
Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
Will your applicators have CSCS cards?
Yes. Our applicators hold CSCS cards, as many construction sites ask for.
Do you work to architects’ specifications?
Yes. We follow the specification, along with the manufacturer’s installation guidance.
