Floor joint sealing in Hastings, done properly
Floor joint sealing for us covers warehouse aisles, loading bays, production halls, retail floors and showroom slabs. Pricing depends on the length of joint, how worn the edges are and when we can get in and the figure is fixed before work begins. The enquiries we see most involve old filler gone hard, cracked or loose and trucks and loads jolting over damaged joints, on saw-cut induced joints, retail and showroom floors and construction joints. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Hastings, that means joint design, primers and backing rod as standard.
Large places such as Hastings usually have industrial estates and business parks with warehouse and trade-counter floors. Their floor joints take forklifts, pallet trucks and cars every day, and the right filler or sealant depends on the traffic and the movement.
Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Work for main contractors and building owners
Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.
FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.
Signs you need floor joint sealing in Hastings
Joints near dock doors see colder air, rain blown in and water off vehicles on top of the heaviest turning movements. That is usually where joint failure starts.
Common reasons buildings call us in:
- Untidy open joints in a retail unit
- A rough ride across broken joints
- Soft sealant dragged out of trafficked joints
- A gap opening alongside old joint filler
On a site such as York Road Business Centre, which lies west of Hastings, the movement joints are in car park slabs, paving and building elevations.
What your quote should include
- Their approach to joint depth and backing
- Will CSCS-carded applicators be on site?
- The named product and why it was chosen
- Their plan for phasing and protecting the area
Floors, slabs and movement joints in Hastings
Hastings lies within about 2 miles of the sea. Open joints in coastal car parks and yards let in salt-laden water as well as grit, and edges left open tend to break up faster. The 3 miles around Hastings take in at least three named trading estates, business parks or retail parks. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.
Across sites such as Ponswood Industrial Estate, 0.6 miles to the west of Hastings, floor and movement joints can be sealed in phases so units keep working. At a retail site such as Priory Meadow Shopping Centre, 1.1 miles south-east of Hastings, trolleys, cages and cars run over floor and slab joints all day.
Hastings is in East Sussex. Across the TN34 postcode area, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Hastings is one of 308 places we cover in East Sussex. We also cover Brighton, some 30 miles away.
Work on floor joints is covered throughout TN34, TN38, TN37 and TN35. If your site is on London Road, Church Road and Upper Church Road or close by, send details and we’ll quote for floor joints. How the job changes by surface
Flexible floor sealants
Movement joints, joints at walls and joints in lightly trafficked areas often take a flexible sealant. Closed-cell backing rod goes in first, keeping the bead shallow and gripping only the two faces.
Construction joints
Construction joints, sometimes called day joints, mark where one pour ended and the next began. They often see more movement than sawn joints, and that shapes the product choice.
Honest limits
Some faults sit outside our scope, and we say so rather than covering them up:
- Broken concrete either side of the joint
- Worn screed or surface finishes
- Uneven floors that need grinding or levelling
Not sure which it is? You can ring 01277 525 020 or email drawings and photos and we’ll tell you honestly before you book.
Surfaces we seal
- Saw-cut induced joints
- Joints along racking aisles
- Loading bays
- Construction joints
- Forklift and pallet-truck routes

Hastings: questions and answers
Do you cover business parks and estates near Hastings, such as York Road Business Centre?
Yes. Our area takes in Hastings and its surroundings, with estates and business parks such as York Road Business Centre included. A few photographs and the unit address let us price the work.
Can being near the sea in Hastings affect the sealant we need?
It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.
How do you deal with asbestos in old sealant?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
Are you CHAS accredited and on Constructionline?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
What information helps you price floor joint sealing?
Approximate metres of joint, photos of typical and worst areas, and a floor plan are normally enough for a quick quote. For larger floors, a site visit is often best so speak to us on 01277 525 020 or send photos by email to set one up.
Does the weather affect the work?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.
Is it normal for joint filler to separate?
Young concrete carries on shrinking for a long time, so a semi-rigid filler can part from one face. A top-up normally puts it right.
What happens if it’s left?
Open joints are where dirt collects where scrubber-driers can’t get it out. In shops, showrooms and clean production areas that matters for hygiene and appearance. Flush, filled joints leave nothing for cleaners to dig out. Water getting in through a failed joint can damage finishes, stock and fittings, and putting that right typically costs more than the reseal. It pays to act early.
The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

From enquiry to sign-off
A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work typically takes anything from a day for one loading bay to several days for a large floor, split into phases, and our waste is bagged and taken away as we go. Sites in a big town such as Hastings frequently have reception sign-in, inductions and permits to work. Tell us about inductions, permits and site hours so the plan fits.
- First, the zones and order of work are agreed with you.
- Any joints with broken edges are flagged before work starts.
- Failed material and debris are removed and the joint cleaned.
- We fill the joints with the agreed product, finished level.
- Each area is handed back when ready for traffic.
Getting the site ready
- Let building users know which areas are affected
- Send any specification or drawings in advance
- Send asbestos survey details if the building is pre-2000
