Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Facade sealing in Kirn

Most facade joint failures trace back to the joint, not just the sealant. Joint width needs to match how far the joint moves and how far the sealant can stretch, and closed-cell rod sets the depth, keeping the bond to two faces. We work on window and door perimeters, coping and flashing joints and cladding panel joints, and the usual reasons a site gets in touch are hard, chalky sealant that no longer flexes and air leaks through failed facade joints. Most enquiries from Kirn start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Sites near smaller places like Kirn can mean longer travel, so the mastic is planned with as few trips as the job allows. Send drawings, photographs and the programme so everything needed arrives on the first day.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

Facades, frames and programmes in Kirn

With the shore within about 1 mile, Kirn counts as a coastal location. Schemes this close to the sea see their facade joints tested by wind and rain from the day they’re sealed, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Kirn is in the west of Scotland, the wetter side of the country. We keep internal mastic in hand so wet days aren’t lost.

Older buildings in the area around Kirn, such as Ardgowan House, 3.4 miles south-east of Kirn, need care when sealed: the product has to suit soft or historic materials. When a school such as Kirn Primary School is extended or refurbished, the mastic package is often squeezed into the holidays. For a contractor at a hotel such as Ardenslate House Hotel (less than half a mile north of Kirn), the mastic often has to be finished before a reopening date.

Kirn is about 4 miles west of Gourock, in Argyll and Bute. Looking for facade sealing in Kirn? We can help, as we do across Argyll and Bute. We work across 124 places in Argyll and Bute. There’s a separate page for Glasgow, roughly 26 miles from Kirn.

Work on facade joints is covered throughout PA23. Buildings on Ard Mhor, Kirn Brae and Ash Gardens are within our area for facade joints. Nearby places we also cover include Hunters Quay (1 mile north-east), Dunoon (1 mile south-west), Sandbank (2 miles north-west), Strone (2 miles north) and Bullwood (2 miles south-west) for facade joints. Bigger towns within reach include Helensburgh (8 miles north-east), Rothesay (10 miles south-west), Cardross (10 miles east), Rhu (6 miles north-east), Garelochhead (9 miles north) and Port Bannatyne (9 miles south-west). Remote and island addresses take more planning, from travel and ferries to the weather, so give the site location in your enquiry.

Common questions from Kirn clients

Can you work on a hospital site such as Cowal Community Hospital?

Yes, healthcare and care buildings are part of our work. Work is phased so departments keep running, under the site’s own rules.

Is Kirn off your patch?

Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. We plan jobs in smaller places so return trips are kept to a minimum.

Do you use silicone for external joints?

The product follows the joint’s movement, the surfaces and the specification. BS EN 15651 Parts 1 and 2 cover facade and glazing sealants, and specifications often name them and we follow the specified product.

Can you quote from photos?

Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we will arrange a visit.

Can you work in cold or wet weather?

We can work through the year, but sealant needs a dry joint and temperatures within the product’s range. Frost and condensation on glass and steel are common on winter mornings, and we build that into the programme.

Can you find out why a window is leaking?

Yes. We look at the perimeter sealant and tell you whether it has failed as part of pricing. Where the cause seems to be elsewhere, we’d rather tell you than reseal pointlessly.

Is your workmanship covered by a guarantee?

Yes. Workmanship is guaranteed for 12 months on every job.

Should maintenance staff do it?

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Different surfaces, different methods

Brick and stone facades

Brick and stone facades have perimeter and movement joints that need a compatible sealant. Neutral-cure products are used because acetoxy types can mark some stone.

Perimeter joints at frames and structure

The joint around a framed system, where it meets the structure, needs sealant. We seal those perimeter joints, not the framing or glazing itself.

What we can’t put right

Not every problem is a sealant problem, and we’re upfront when that’s the case. These need a different solution:

  • Work on the window or framing system itself
  • Movement beyond what any sealant can handle
  • Specialist high-level access methods

If you’re not sure, just call 01277 525 020 or send photos by email and we will give you a straight answer before you book.

What we seal

  • Stone and brick facade joints
  • Shopfront frames
  • Window and door perimeters
  • Coping and flashing joints
  • Perimeter joints where frames meet the structure
  • Cladding panel joints

Maintenance after handover

Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:

  • Keep the sealant details on the building file
  • Investigate damp beside windows promptly
  • Avoid patch repairs on failed facade joints
  • Keep pressure washers away from fresh sealant

Anything drilled through a facade joint breaks the seal. Ask the installer to reseal it properly.

Check older buildings for asbestos before disturbing old mastic. Some older mastics contain it, and if it’s suspected, we stop until it has been tested.

Our process

Before we leave any area, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out. Travel to smaller Scottish places like Kirn is planned so the job is finished in one visit where possible, so photographs, sizes and a full list matter. Outside work also needs a suitable weather window.

  1. We start with photographs, drawings or a visit to see the joints and agree access.
  2. Product choice follows the joint’s movement and substrate.
  3. Failed beads are removed in full.
  4. Primer goes on where the product data asks for it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. We go over the completed work with you before leaving.

What we need from you

  • For older buildings, check the asbestos register before work
  • Clear stock, furniture or equipment away from the joints
  • Tell us what induction or permit system the site runs
