FAQs: Lochgilphead
Do you take on work at healthcare sites like The Argyll and Bute Hospital?
Yes. Healthcare sites are among the places we work. Work is phased so departments keep running, under the site’s own rules.
Is Lochgilphead off your patch?
Not at all: smaller places are covered as well as towns. Our area covers all of Scotland, cities, towns and islands alike. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
Can you work on upper floors?
We agree access with the client at the start. Let us know what access is in place or planned, and we’ll price the work around it.
Can staff carry on working while you’re here?
Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.
Can you handle several sites?
Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.
How much does the work cost?
It depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a fixed quote and we will price it properly.
Do you need to see the site first?
Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit before quoting.
Facade sealing for commercial buildings in Lochgilphead
Water ingress at window frames is a frequent reason facilities managers contact us. Very often the perimeter bead has cracked or lost its grip. We’ll tell you if we think the leak is coming from somewhere sealant won’t fix. We work on stone and brick facade joints, perimeter joints where frames meet the structure and window and door perimeters, and the usual reasons a site gets in touch are water coming in around window frames and cold air coming in at window perimeters. A specialist sealant contractor works differently from a general builder: on jobs in Lochgilphead, preparation and product choice get the time they need.
External sealing around Lochgilphead depends on dry faces and the right temperature. We build some give into the plan and agree it with the site manager.
Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

Contractors’ notes for Lochgilphead
Lochgilphead lies within about 1 mile of the sea. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Lochgilphead has several hotels close by, all within 2 miles. When hotels extend or refit, the work is normally squeezed between peak periods, mastic included.
Hospital estates such as The Argyll and Bute Hospital, 0.9 miles to the east of Lochgilphead, tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan. Work at a hotel such as Stag Hotel, under half a mile south-east of Lochgilphead, tends to be programmed around bookings, mastic included. When units on a site such as Kilmory Industrial Estate (to the south-east of Lochgilphead) are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.
Lochgilphead is about 27 miles west of Greenock, in Argyll and Bute. We cover Lochgilphead, with the same fixed quotes and 12-month guarantee as everywhere else. We work across 124 places in Argyll and Bute, from busy centres to rural villages. There’s a separate page for Glasgow, roughly 47 miles from Lochgilphead.
Work on facade joints is covered throughout PA31. Among the streets we cover are Oban Road, Wilson Road and Smithy Lane, and sites on any of them can send details for a fixed quote. Main routes into Lochgilphead include the A83 and A816, which helps when planning parking and deliveries for the job. Sites close to Lochgilphead are covered too, including Ceann Loch Gilb (1 mile south-east), Ardrishaig (2 miles south), Cairnbaan (2 miles north-west), Bridgend (3 miles north) and Kilmichael Glassary (3 miles north). Lochgilphead is one of the busier places in Argyll and Bute, and we take on facade joints for its commercial and public buildings. For island and remote sites, travel and materials need planning ahead, so include the location in your enquiry.

Our process
We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Jobs near Lochgilphead are often grouped with others in the same area, to make the most of each trip. Let us know if your dates have any give.
- Photos, drawings or a visit tell us about the joints and the access.
- We confirm the joint type, movement and the specified product.
- The existing bead comes out in full and both faces cleaned back.
- Primer is applied where the maker specifies it.
- Rod goes in to fix the depth, then the joint is sealed and tooled.
- The finished joints are checked with you.
Preparing the site
- Explain the parking and delivery arrangements
- Let building users know which areas are affected
- Make sure the joints can be reached

Looking after the joints
To get the most from the new sealant:
- Investigate damp beside windows promptly
- Add perimeter sealant to planned maintenance checks
- Note when each elevation was last resealed
- Avoid harsh cleaners on facade sealant
Blocked sills and gutters push water at the joints. Sealant copes better when water runs off the facade as designed rather than sitting against the joints.
Deal with sections that fail early as soon as they show. A few metres resealed promptly can stop water damage spreading inside the building.
Surface by surface
Precast concrete panels
Concrete edges can be dusty or weak. Faces are cleaned to sound concrete, and damaged edges are reported before sealing.
Cladding panel joints
Joints between cladding panels open and close with temperature. The sealant has to match the movement and the panel finish, as the specification sets out.
General trades versus a specialist
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
When it isn’t the sealant
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:
- Movement beyond what any sealant can handle
- Water getting in through cracked render or porous masonry
- Specialist high-level access methods
If you are not sure, just give us a call on 01277 525 020 or send photos by email and we’ll give you a straight answer before you book.
