Facade sealing in Craignure

Looking after the joints

Regular inspection catches problems early. In particular:

  • Plan facade sealing alongside redecoration
  • Report water ingress at frames as soon as it shows
  • Ask about asbestos in pre-2000 mastic
  • Note when each elevation was last resealed

If new signage, brackets or services are fixed through a sealed joint, the seal needs making good. Make sure the joint is resealed afterwards with a compatible product.

Don’t wait for a full elevation to fail. A few metres resealed promptly can stop water damage spreading.

About our facade sealing in Craignure

We are often asked to look at water coming in around frames. Failed perimeter sealant is a frequent cause. If the evidence points away from the sealant, we say so before quoting. If you are dealing with failed seals around shopfront and entrance frames and hard, chalky sealant that no longer flexes, we can put it right, whatever the surface. Searching for sealant specialists in Craignure? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Sites near smaller places like Craignure can mean longer travel, so the mastic is planned with as few trips as the job allows. Clear drawings, a programme and photographs let us bring the right sealants, primers and backing rod first time.

We sign every job off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

Facades, frames and programmes in Craignure

Craignure sits close to the coast, within about 1 mile. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, so we check the specified product suits the exposure before the first bead. Scotland has its own building regulations, and in Craignure warrants come from the local authority verifier. The mastic package follows the approved specification.

On a healthcare site such as Mull and Iona Community Hospital, which lies north-west of Craignure, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

Craignure is in Argyll and Bute. Across the PA65 postcode area, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. 124 places across Argyll and Bute fall within our area, including Craignure. Glasgow is covered too, some 70 miles away.

We cover the PA65 postcode districts. We also cover Lochdon (3 miles south), Lochaline (5 miles north-west), Achnacroish (9 miles east), Balliveolan (9 miles east) and Salen (9 miles west) for facade joints. Bigger towns within reach include Oban (10 miles south-east), Dunollie (10 miles south-east) and Dunbeg (10 miles east). For island and remote sites, we plan travel and materials carefully.

How a job runs

Occupied buildings need a little choreography. We sign and contain the area we’re in, with routes through the building left open and work section by section so the rest of the building stays in use. Tell us who will meet us and how to get in at your building near Craignure. That goes into the plan alongside the quote.

  1. First we review photos, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

What we can’t put right

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Cracked or spalling substrates that need repair before sealing
  • Specialist high-level access methods
  • Work on the window or framing system itself

Not sure which it is? You can ring 01277 525 020 or email a schedule or drawings and we’ll tell you honestly.

What we seal

  • Cladding panel joints
  • Perimeter joints where frames meet the structure
  • Window and door perimeters
  • Stone and brick facade joints
  • Shopfront frames
  • Coping and flashing joints

Your questions answered

Can you take on a job at a hospital such as Mull and Iona Community Hospital?

Yes, provided the work is planned with the site’s estates team. Each area is agreed with the ward or department and the estates team in advance.

Is Craignure too far out for you?

Not at all. Craignure is within our area. Every Scottish council area is within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Is your workmanship covered by a guarantee?

Yes. It runs for twelve months and covers how we prepared and sealed the joints, though not damage or work by other trades.

Do you need to see the site first?

Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we’ll arrange a visit before quoting.

Is old mastic on our building likely to contain asbestos?

For older buildings, yes, check before work starts. The dutyholder holds the asbestos register, and we will ask to see it. If asbestos is suspected, work stops until it is tested.

When can you be on site?

We’re in the office from 8am until 5pm, Monday to Friday. Let us know your site hours and access windows, and the work will be planned around them.

Do you replace windows or glass?

No. Glazing, windows and glass replacement aren’t part of our work. We seal the joints around them, such as perimeter joints where frames meet the structure.

When to bring in a specialist

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

Commercial clients in Craignure

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.

Signs you need facade sealing in Craignure

Most facade joints fail through age and weathering. UV and weather harden the sealant until it can’t stretch with the building, and cracks or adhesion loss follow.

It’s worth sending us details if you spot any of the following:

  • Cold air coming in at window perimeters
  • Hard, chalky sealant that no longer flexes
  • Perimeter joints where frames meet the structure
  • Previous reseals run over old sealant

Hotels like Isle of Mull Hotel, less than half a mile south of Craignure, rarely close for long, so refurbishment mastic is phased floor by floor.

What to look for in a quote

  • Whether their applicators hold CSCS cards
  • Their pre-qualification and accreditations
  • Proof of insurance
  • What the guarantee covers, and for how long
