About our facade sealing in America Ground

Managing agents and owners in America Ground ask us to, we reseal perimeters across whole elevations or a handful of problem windows. Either way, the method is the same: old sealant out, faces cleaned, depth set and a new bead tooled in. Each job carries our 12-month guarantee. If you have failed sealant on precast panel joints and sealant pulling away from frames or panels, we can put it right, on window and door perimeters, perimeter joints where frames meet the structure and stone and brick facade joints alike. Looking for mastic applicators who cover America Ground? We have been sealing commercial buildings since 2005.

In a smaller place such as America Ground, construction tends to mean small housing schemes, conversions and extensions to community buildings. Small schemes still need window perimeters, facade joints and internal sealant done to the specification.

We stand behind the joints we seal: 12 months, guaranteed. That covers our preparation and application.

Sites and facades in and around America Ground

America Ground is within about 1 mile of the coast. Coastal exposure means perimeter and cladding joints work harder than on an inland job, and the sealant, primer and backing need choosing with that in mind. America Ground sits in one of the drier corners of the country, the South East. Even so, frost and condensation on steel and glass are common on winter mornings, so external mastic is timed for workable conditions and agreed with the site manager.

For contractors at a school such as University School, sealing has to be finished before term starts. Recladding or extending a unit at a site like York Road Business Centre (to the north-west of America Ground) brings panel joints and frame perimeters into the programme. Hospital estates such as Conquest Hospital, 2.1 miles north of America Ground, tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.

America Ground is about 1 mile east of St Leonards, in East Sussex. Commercial clients in America Ground can call on us for facade joints, as part of our coverage of East Sussex. America Ground is one of 308 places we cover in East Sussex for facade joints. There’s a separate page for Brighton, roughly 31 miles from America Ground.

For managing agents and facilities managers

When you manage a building on behalf of an owner, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules.

Why deal with it now?

The longer a failed joint is left, the more the substrate suffers: edges get wet, render and timber deteriorate and frames can move. Early action keeps it simple. For buildings in places like America Ground, one well-planned visit beats several small ones, so we’d suggest renewing all the joints that are going, not just the worst.

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

Why us?

  • A fixed quote before work starts
  • One contact handling all your sites
  • Colours confirmed for the specified product
  • Joints cleaned back to sound surfaces

When something else is needed

A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is any of the following:

  • Joints whose design needs changing by the specifier
  • Providing access systems for the work
  • Work on the window or framing system itself

If in doubt, speak to us on 01277 525 020 or send details through our quote form and we’ll say what we think before you book.

Joints and surfaces we work on

  • Perimeter joints where frames meet the structure
  • Stone and brick facade joints
  • Window and door perimeters
  • Shopfront frames
  • Cladding panel joints
  • Coping and flashing joints

Your questions answered

Does the sea air around America Ground change the choice of sealant?

It can. Coastal exposure works external joints harder than inland weather. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Is America Ground too small for you to travel to?

Not at all: smaller places are covered as well as towns. London and every South East county are within our area. We plan jobs in smaller places so return trips are kept to a minimum.

When can the area be used after sealing?

We will confirm how long the chosen product needs to cure.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.

Will you check whether the sealant is causing the leak?

Yes. We check the sealant joints and report what we find as part of pricing. Where the cause seems to be elsewhere, we’d rather tell you than reseal pointlessly.

How is access to upper-level joints handled?

Access is planned with you before we quote. Tell us about access: existing scaffold, what you are arranging and any site restrictions, and the quote will reflect it.

Can staff carry on working while you’re here?

Normally, yes. We phase the work so most of the building stays in use.

How a job runs

In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before we move to the next. If neighbouring businesses or buildings around America Ground need work too, visits can be combined. Mention the building’s opening times and we’ll work within them.

  1. We start with photographs, drawings or a visit to see the joints and agree access.
  2. Product choice follows the joint’s movement and substrate.
  3. The existing bead comes out in full and the joint faces cleaned.
  4. Primer is applied where the maker specifies it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. The finished joints are checked with you.

Before we start on site

  • Let us know about inductions and permits
  • Confirm the product named in the specification
  • Send asbestos survey details if the building is pre-2000

Looking after the joints

Problems stay small when the joints are checked regularly. Specifically:

  • Keep the sealant details on the building file
  • Brief window cleaners about newly sealed joints
  • Confirm the survey covers external sealants in older buildings
  • Walk the elevations once or twice a year

Look at perimeter and panel joints as part of routine building checks. Watch for splits, gaps at the edges, hardening and discolouration; record the locations.

Get the joint design right when resealing: correct depth, proper backing and a sealant that can take the movement. A well-designed joint lasts longer than a like-for-like copy of a failed one.

Should maintenance staff do it?

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
