Facade sealing for commercial buildings in Wilmington

A good facade joint depends on design as much as product. Joint width needs to match how far the joint moves and how far the sealant can stretch, and closed-cell rod sets the depth, keeping the bond to two faces with the ratio the sealant maker recommends, often around 2:1. If you have new sealant peeling off old mastic and perimeter joints where frames meet the structure, we can put it right, on cladding panel joints, stone and brick facade joints and window and door perimeters alike. Whoever orders the work in Wilmington, the brief is normally the same: a clear scope, tidy work and joints that don’t fail again.

Around smaller places like Wilmington, building work usually means conversions of farm buildings, a few new houses or an extension to a hall or school. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

What sets the cost

The price varies from site to site. It mainly depends on:

  • Quantities, in metres or numbers
  • Which sealant the job calls for
  • Backing rod, priming and other preparation
  • Site requirements such as inductions and permits

We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

Before you send an enquiry

Good information means a firmer quote. Helpful details to send:

  • Asbestos survey details if the building is older
  • Any specification or named product
  • What the building is and how it’s used
  • Anything awkward about access or site hours

Send us photographs, drawings or a joint schedule and a fixed quote comes back to you. If the job needs a look first, we will arrange a site visit.

Wilmington: questions and answers

Is Berwick Court Farm Business Park, near Wilmington, within your area?

Yes, sites like Berwick Court Farm Business Park are within our area, along with the rest of Wilmington. Photos and a short description are enough for a first look.

Is Wilmington too far out for you?

Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Can weather delay the job?

Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

What’s the quickest route to a quote?

You can use the quote form on this site; alternatively, call the office on 01277 525 020 or email drawings and photos. Include photographs or drawings if you have them.

What site paperwork can you supply?

Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.

Do you use silicone for external joints?

Low-modulus, neutral-cure silicone suits many facade and perimeter joints. Hybrid or MS polymer, polyurethane and polysulphide sealants suit others.

How much does the work cost?

That depends on the job: quantities, access, the product and any phasing. Call for a quote and we’ll price it properly.

When something else is needed

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Movement beyond what any sealant can handle
  • Leaks from roofs, gutters or failed flashings rather than sealant joints
  • Render or concrete edges that have broken away

Not sure which it is? You can speak to us on 01277 525 020 or email us and we’ll tell you honestly before you book.

What we seal

  • Stone and brick facade joints
  • Window and door perimeters
  • Coping and flashing joints
  • Perimeter joints where frames meet the structure
  • Cladding panel joints
  • Shopfront frames

New build and refits around Wilmington

Central London is about 48 miles from Wilmington. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, so mastic packages have to keep pace with busy programmes. Wilmington has several hotels close by, all within 2 miles. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades.

Hotel extensions and refits, at places such as Crossways Hotel, under half a mile to the north-east of Wilmington, usually run between busy periods, so the sealing is squeezed into short windows. Hospital estates such as Eastbourne District General Hospital, 4 miles south-east of Wilmington, tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.

Wilmington is about 4 miles south-west of Hailsham, in East Sussex. We send applicators to Wilmington for facade joints, handled exactly as we handle every other area. We work across 308 places in East Sussex. Our Brighton page has more on work in that area.

We cover the BN26 postcode districts for facade joints. Buildings on The Street and Ades Field are within our area. Close to Wilmington, our area also takes in Milton Street (1 mile south-west), Winton (2 miles west), Arlington (2 miles north), Berwick (2 miles north-west) and Lullington (2 miles south-west). A short drive away, we cover Eastbourne (5 miles south-east), Bexhill-on-Sea (12 miles east), Seaford (5 miles south-west), Lewes (9 miles north-west), Hailsham (4 miles north-east) and Uckfield (11 miles north).

Aftercare for building managers

After handover, these steps help:

  • Share access with other external trades
  • Keep pressure washers away from fresh sealant
  • Check the asbestos register before old mastic is disturbed
  • Keep sills, gutters and drainage paths clear

If new signage, brackets or services are fixed through a sealed joint, the seal needs making good. Make sure the joint is resealed afterwards with a compatible product.

Deal with sections that fail early as soon as they show. A few metres resealed promptly can stop water damage spreading inside the building.

Our process

Occupied buildings need a little choreography. We sign and contain the area we’re in, with routes through the building left open and work section by section so the rest of the building stays in use. Smaller jobs around Wilmington can be grouped with others nearby. You will have a fixed quote before work starts.

  1. Access, site rules and timing are settled with the client up front.
  2. Weather and temperature are checked against the product’s limits.
  3. Each joint is cut out and the edges inspected.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. Once signed off, the work carries our 12-month guarantee.

What we need from you

  • Send any specification or drawings in advance
  • Point out any areas we must not close
  • Share the asbestos register for older buildings

Advice

Leave it or put it right?

A few metres of new sealant compare well with replacing ceilings, linings or damaged stock. Leaks travel along the structure, so the real damage is often some distance away. Halls, stores and units around places like Wilmington may not be checked every day, so a failed joint can leak for a while before anyone sees it. Resealing early avoids that.

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

When to call us in Wilmington

Product choice matters: acetoxy-cure silicone may mark stone or corrode certain metals, and an interior product won’t last outdoors. Neutral-cure, facade-grade products are what most external joints need.

Things that usually lead to an enquiry:

  • Cold air coming in at window perimeters
  • Gaps between rainscreen or cladding panels
  • Old perimeter mastic that has dried out
  • Discoloured or dirty facade joints

For contractors at a school such as Willingdon Community School, sealing has to be finished before term starts.
