Need facade sealing in St Leonards?

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

What sets the cost

Each job is priced on its own details. The things that drive the figure:

  • Access and working height
  • Backing rod, priming and other preparation
  • Specialist products, such as fire-rated or hygienic sealants
  • The total length or number of joints

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote and we will explain how it’s made up.

What to include in your enquiry

Whether it’s one area or a whole building, the same details help:

  • The asbestos register, for older buildings
  • Anything awkward about access or site hours
  • The site address and postcode
  • A wide shot and a close-up of the area

Let us know the site, the scope and your timescale, and we will put a fixed quote together. The easiest way is to call 01277 525 020 or email a schedule or drawings.

Facade sealing in St Leonards, done properly

Every facade quote starts with how the joints will be reached. Tell us about access: whether scaffold is already up, what the client is arranging, and any restrictions on the site, so the price covers the real job. We work on stone and brick facade joints, shopfront frames and cladding panel joints, and what we are called in for most is failed seals around shopfront and entrance frames and weathered facade joints that have lost their grip. A specialist sealant contractor works differently from a general builder: on jobs in St Leonards, preparation and product choice get the time they need.

For contractors on site in a town like St Leonards, the mastic has to fit the programme: sealing as scaffold comes down or as each floor is decorated, and snagging before handover. Tell us the programme and we will quote to it.

A 12-month guarantee applies to all our work. Should something we installed fail, speak to us on 01277 525 020 or email the details over and we will come back to it.

Questions about St Leonards

Would you work within a site like Conquest Hospital?

Yes. Healthcare sites are among the places we work. Each area is agreed with the ward or department and the estates team in advance.

Does your area include sites such as Bexhill Road Retail Park, near St Leonards?

Yes. Our area takes in St Leonards and its surroundings, with estates and business parks such as Bexhill Road Retail Park included. A few photographs and the unit address let us price the work.

How much does the work cost?

It depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a fixed quote and we will price it properly.

Which sealant do you use on facades?

Most facade and window perimeter joints take a low-modulus neutral-cure silicone. Some joints call for hybrid, PU or polysulphide instead, as the specification or substrate requires.

Will you quote for a small job?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

Can you just add new sealant on top?

No. Overlaying is a shortcut that peels away quickly. Our method is a full cut-out, cleaning, backing and a new bead.

How do we ask for a quote?

You can use the quote form on this site; alternatively, call the office on 01277 525 020 or send details through our quote form. Photos, drawings or a joint schedule help us quote quickly.

When it isn’t the sealant

We check first that sealant really is the fix. It isn’t the answer for:

  • Joints whose design needs changing by the specifier
  • Water getting in through cracked render or porous masonry
  • Replacing glass or failed glazing units

If in doubt, phone 01277 525 020 or email us and we’ll say what we think before you book.

What we seal

  • Coping and flashing joints
  • Cladding panel joints
  • Perimeter joints where frames meet the structure
  • Stone and brick facade joints
  • Shopfront frames
  • Window and door perimeters

On site: what to expect

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. Town-centre premises in St Leonards may have limited parking, so tell us what’s nearby. Industrial and business units typically have yard or car park space.

  1. First we review photos, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. We walk the finished joints with you before handing over.

Preparing the site

  • Tell us which areas need to stay in use
  • For older buildings, check the asbestos register before work
  • Share your working hours and any access restrictions

General trades versus a specialist

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Different surfaces, different methods

Window and door perimeters

Frame-to-wall joints at windows and doors are the facade joints we reseal most. A low-modulus, neutral-cure product suits most frame-to-wall joints.

Cladding panel joints

Panel joints on cladding and rainscreen systems take movement every day. The sealant has to match the movement and the panel finish, often a low-modulus silicone or hybrid.

Maintenance after handover

For the best life from the joints:

  • Inspect facade joints on a regular cycle
  • Combine resealing with other works that need access
  • Keep sills, gutters and drainage paths clear
  • Don’t wait for a second leak before calling

Include facade joints in your planned maintenance inspections. Signs to look for are cracking, edges lifting, chalking and stiffness; record the locations.

Don’t wait for a full elevation to fail. A few metres resealed promptly can stop water damage spreading inside the building.

Mastic packages on St Leonards sites

The sea is no more than about 1 mile from St Leonards. Schemes this close to the sea see their facade joints tested by wind and rain from the day they’re sealed, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Central London is about 53 miles from St Leonards. Towns within reach of London tend to keep building, from flats to offices and schools, so mastic packages have to keep pace with busy programmes.

Work at a hotel such as OYO Eagle House Hotel, less than half a mile to the east of St Leonards, tends to be programmed around bookings, mastic included. Hospital estates such as Conquest Hospital (to the north of St Leonards) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan. When a school such as St Leonard's Church of England Primary Academy is extended or refurbished, the mastic package is often squeezed into the holidays.
