Mastic sealing in Taynuilt

Our clients include managing agents, property factors in Scotland, housing associations and landlords with block or commercial portfolios. A planned, building-by-building programme often works better than reacting to each complaint and we quote and schedule each building in turn. We work on shopfronts below residential blocks, communal entrances and stairwells and window and door perimeters on blocks, and what we are called in for most is cracked, hardened mastic round windows on a block and draught complaints from residents or tenants. Whether you call it commercial sealant work, mastic application or joint sealing, in Taynuilt it comes down to the same thing: the right product in a properly prepared joint.

Outside mastic in Scotland needs dry joints and the right temperature, so work around Taynuilt is planned with the forecast. We agree a window with some flexibility.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Work for main contractors and building owners

We work for building owners and managing agents on everything from one building to a spread of sites. One quote can cover more than one site, which keeps the paperwork simple.

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Taynuilt can form part of a wider programme.

Doing it in-house

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

When it isn’t the sealant

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Roof leaks, gutters or failed flashings that aren’t sealant joints
  • Old mastic suspected of containing asbestos, which must be tested and dealt with by a specialist first
  • Broken glass or failed sealed units

If you are not sure, just call the office on 01277 525 020 or email us and we will give you a straight answer before you book.

What we seal

  • Balcony and threshold joints
  • Communal kitchens and washrooms
  • External wall and movement joints
  • Window and door perimeters on blocks
  • Communal entrances and stairwells
  • Shopfronts below residential blocks

Block-wide mastic in Taynuilt

The sea is no more than about 1 mile from Taynuilt. Blocks and commercial buildings facing the sea take the most weather on their window perimeters and external joints, and they deserve more regular inspection. Being in the west of Scotland, Taynuilt gets more rain than eastern areas. The weather side of a block normally needs attention first. We plan block programmes with the forecast in mind.

Buildings close to stations like Taynuilt station (to the south-west of Taynuilt) are often flats over shops, with frame mastic to keep sound. Churches, halls and community buildings such as Kilespikeral Old Parish Church are looked after by trustees and committees like any other owner, and their frames, doors and external joints need mastic renewed in time.

Taynuilt is about 35 miles north-west of Helensburgh, in Argyll and Bute. Taynuilt sits inside our coverage, with the same fixed quotes and 12-month guarantee as everywhere else. We work across 124 places in Argyll and Bute, large and small. There’s a separate page for Glasgow, about 54 miles away.

Commercial sites across PA35 are covered for mastic joints. Streets here include Achnafearna, Aldersyde and Nant Park, and sites on any of them can send details for a fixed quote. Main routes into Taynuilt include the B845, useful when we plan access and materials. Nearby places we also cover include Black Crofts (6 miles north-west), Ardchattan (6 miles north-west), Connel (6 miles west), North Connel (6 miles west) and Barcaldine (7 miles north-west) for mastic joints. Bigger towns within reach include Oban (9 miles west), Dunollie (9 miles west), Dunbeg (8 miles west), Inbhir Aora (15 miles south-east) and Inveraray (15 miles south-east). For island and remote sites, travel and materials need planning ahead, so include the location in your enquiry.

Our process

We schedule the visit to fit the site hours and access windows you give us. While we’re working, the area stays contained and tidy, and your contact hears from us before we move to the next area. Travel to smaller Scottish places like Taynuilt is planned so the job is finished in one visit where possible, so photos, sizes and a full list matter. External joints need a dry spell as well.

  1. First comes a look at the joints and, for older buildings, the asbestos records.
  2. A fixed quote covers the joints, products and order of work.
  3. Failed mastic is removed completely.
  4. Joint faces are cleaned, backed and resealed.
  5. Buildings are completed in turn.

Preparing the site

  • Make sure the joints can be reached
  • Explain the parking and delivery arrangements

External movement joints

External movement joints take up expansion and contraction. Failed sealant in a movement joint lets water in.

Taynuilt: questions and answers

Is Taynuilt off your patch?

Not at all. Taynuilt is within our area. We work across every Scottish council area. Good photographs up front let us bring everything on the first visit.

Our building in Taynuilt is near the coast: does that change the sealant?

It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

Does weather matter for sealant work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

How do you reach windows on upper floors?

Every block is different. How upper joints are reached is agreed before work is booked so the fixed quote reflects it.

How much does the work cost?

It depends on the job: quantities, access, the product and any phasing. Call for a fixed quote.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Can people stay in the building while you reseal?

Residents and tenants carry on as normal. We flag any areas that need internal access well before the dates so you can arrange it with occupiers.

Why deal with it now?

Dealing with failed joints one report at a time is slow and scattered. A planned programme treats each building once, under a single quote and a single programme. Exposed buildings in Scotland take a lot of weather, and for a smaller place like Taynuilt, a repair visit takes planning, so it’s better to act early.

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.
