Questions we are asked in North Connel

Does a coastal location like North Connel affect which sealant is used?

It can. Coastal exposure works external joints harder than inland weather. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

Is a smaller place like North Connel outside your area?

Not at all. North Connel is within our area. Our area covers all of Scotland, cities, towns and islands alike. We plan jobs in smaller places so return trips are kept to a minimum.

Is it fine to apply new sealant on top of old?

No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

How do you reach windows on upper floors?

We talk through access for each building when we quote. Tell us the number of storeys and whether scaffold or other access is planned and we will confirm the approach in the quote.

Do you work for managing agents and housing associations?

Yes, that’s exactly who this service is for. We work through buildings in a planned order with dates agreed in advance.

Is mastic sealing guaranteed?

Every building we reseal has a 12-month guarantee. It applies to our workmanship rather than damage or problems with the frames.

Does the weather affect the work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Mastic sealing for commercial buildings in North Connel

Mastic Doctor has sealed joints on commercial and residential blocks since 2005. Every applicator holds a CSCS card, and the work is backed by public liability insurance. Each building we complete carries a 12-month guarantee on our workmanship. We work on balcony and threshold joints, external wall and movement joints and window and door perimeters on blocks, and the failures we are asked to look at most are communal area joints that look neglected and draught complaints from residents or tenants. Looking for mastic applicators who cover North Connel? We have been sealing commercial buildings since 2005, with CSCS-carded applicators.

Outside mastic in Scotland needs dry joints and the right temperature, so work around North Connel is planned with the forecast. Programmes allow for the weather.

Mastic sealing in North Connel: the local picture

With the shore within about 1 mile, North Connel counts as a coastal location. Sea-facing elevations take driven rain and salt, and their mastic shows it before the sheltered sides do, and they deserve more regular inspection. Being in the west of Scotland, North Connel gets more rain than eastern areas. The weather side of a block normally needs attention first. We plan block programmes with the forecast in mind.

Older community buildings, St Oran's Church of Scotland among them, often have frames of mixed ages whose mastic varies. For agents with blocks near Connel Ferry station, 0.7 miles to the south-east of North Connel, a block-wide mastic programme deals with frames, balconies and entrances in one go.

North Connel is in Argyll and Bute. We send applicators to North Connel for mastic joints, handled exactly as we handle every other area. Across Argyll and Bute, 124 places are covered, North Connel among them. Sites around Glasgow have their own page, about 60 miles away.

We cover the PA37 postcode districts for mastic joints. Streets here include Croft View, Benmore View and Lora View. If your building is just outside North Connel, we cover Connel (1 mile south-east), Black Crofts (1 mile north-east), Ardchattan (2 miles north-east), Benderloch (2 miles north) and Dunbeg (2 miles south-west). Where a site is remote or on an island, travel and materials need planning ahead, so the full address helps from the start.

From enquiry to sign-off

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. Tell us who will meet us and how to get in at your building near North Connel. We will confirm the plan with the fixed quote.

  1. First we look at the mastic on each building and note what needs replacing.
  2. You get a fixed quote, priced per building where that helps your budgeting.
  3. The programme is fixed with you, including dates you can pass on to residents or tenants.
  4. Old sealant is stripped and each face prepared back to firm material.
  5. Backing rod and primer go in where the joint and the product need them, then new sealant is applied and tooled.
  6. Finished joints are looked over and the 12-month guarantee confirmed.

Getting the site ready

  • Tell staff and tenants when we’ll be in
  • Send asbestos survey details if the building is pre-2000
  • Agree which areas must stay open

Why act early in North Connel

Replacing mastic before water gets in is a planned job. After water has got in, there may be damp, damaged plaster or decoration to put right too and occupiers notice. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Resealing early avoids that.

The price depends on how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a fixed quote when you are ready.

Should maintenance staff do it?

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Cost factors for mastic joints

The price varies from site to site. Expect it to depend on:

  • How accessible the joints are
  • Specialist products, such as fire-rated or hygienic sealants
  • Site requirements such as inductions and permits
  • Working within restricted access windows

The specified product makes a difference, and so does the preparation. Access, phasing and site rules also count.

Before you send an enquiry

Good information means a firmer quote. When you get in touch, include:

  • What the building is and how it’s used
  • Any dates the work must fit around
  • A wide shot and a close-up of the area
  • Any specification or named product

For a fixed quote, call 01277 525 020 or email drawings and photos, telling us the site location and the nature of the job. You can also send details through our quote form.

Commercial clients in North Connel

Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. We are fully insured, and our insurance certificate can go with the quote.

When something else is needed

Sealant solves a lot, but not everything, and we are upfront when that’s the case. It won’t fix:

  • Water coming in from the roof or rainwater goods
  • Leaks through the frame itself rather than the perimeter
  • Materials that need asbestos testing before work

If in doubt, phone 01277 525 020 or send details through our quote form and we will say what we think before you book.
