How we handle mastic sealing in Oban
Blocks are lived in, so access and disruption have to be thought through. Dates, areas and the order of work are agreed with you in advance, giving you what you need to notify residents. Entrances and stairwells are kept in use while we work. We work on communal kitchens and washrooms, balcony and threshold joints and shopfronts below residential blocks, and what we’re called in for most is failed external movement joints and a mix of products and colours from past repairs. Searching for sealant specialists in Oban? We have been sealing commercial buildings since 2005, with CSCS-carded applicators.
Around smaller places such as Oban, buildings managed by landlords and associations are often small groups of flats, sheltered housing and halls. Exposed walls take Scottish weather hard, and frame mastic shows it first.
Building owners and contractors get the same cover: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

For managing agents and facilities managers
Building owners and managing agents use us on everything from one building to a spread of sites. One quote can cover more than one site, so there’s one set of paperwork to deal with.
Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.
How the quote is worked out
Quotes vary with the job. Expect it to depend on:
- Whether the work must be split into stages
- How accessible the joints are
- The site’s rules and procedures
- Joint width, depth and condition
The price depends on how many linear metres there are, how much old material needs removing and the access. Call for a fixed quote when you’re ready.
Details that help us quote
The more we know, the firmer the quote. When you get in touch, include:
- Anything awkward about access or site hours
- Photos of the joints, close up and from further back
- Specification clauses that apply
- Where the site is, with the postcode
Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to speak to us on 01277 525 020 or email drawings and photos with what you know.
What we can’t put right
A proper diagnosis includes knowing what sealant can’t do. You’ll hear from us if the cause turns out to be one of these:
- Masonry that has broken away beside the joint
- Broken glass or failed sealed units
- Leaks from above rather than through a joint
If you’re not sure, just speak to us on 01277 525 020 or use the quote form and we will give you a straight answer.

What the job involves on each surface
Commercial and mixed-use buildings
Tenants in commercial buildings need to keep trading, so we plan around them.
Window and door perimeters on blocks
We normally work through a block’s windows in a planned order. Access is agreed with you before the quote is fixed.
Mastic sealing in Oban: the local picture
Oban is within about 1 mile of the coast. Sea-facing elevations take driven rain and salt, and their mastic shows it before the sheltered sides do; plan inspections around that. The west of Scotland, where Oban is, gets more rain than the east. Exposed elevations on blocks take a soaking and their mastic shows it. Outside mastic goes on in dry spells, with some flexibility in the programme.
If you look after a block within reach of Oban station, less than half a mile to the north-west of Oban, frame and balcony mastic can be renewed on one programme. Older community buildings, Old Parish Church among them, often have frames of mixed ages whose mastic varies. Site managers at schools like Oban High School can fit frame mastic into the summer works.

Your questions answered
Will you take on a block within reach of Oban station?
Yes. Blocks of any size are within what we do. Photos of each elevation help us quote accurately.
Our building in Oban is near the coast: does that change the sealant?
It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
Do you seal on top of existing sealant?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
Is asbestos a concern with old mastic?
We don’t remove asbestos-containing materials. If old sealant is suspected, work stops until it’s tested in line with the dutyholder’s asbestos management.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it, flagging anything that needs clarifying.
Is Oban in your area?
Yes. We cover Oban, and the simplest way to start is to speak to us on 01277 525 020 or email drawings and photos.

Advice
After the work
Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:
- Share your contractor requirements early
- Avoid piecemeal callouts where you can
- Check sealant joints during planned building inspections
- Start inspections with the most exposed faces
Where a paintable product was specified, it can be painted after curing. Silicone usually can’t be painted, so keep decorators off it.
Planned resealing is easier to budget than emergency repairs. A programme can start with the worst buildings so spending is spread.
