About our mastic sealing in Helensburgh

Different joints need different sealants. Window perimeters and external joints often take a low-modulus neutral-cure silicone, while hybrid polymer sealants grip many materials and are often paintable. We’ll confirm the colours available for the specified product. If you have open joints in brickwork or panels and brittle perimeter mastic across a building, we can help. One point of contact handles commercial sealant work in Helensburgh from the first photographs to the final walk-round, for single jobs and planned programmes alike.

Towns the size of Helensburgh normally have factored flats, housing association stock and commercial buildings with owners to coordinate. Window perimeters and external joints on harled or rendered walls need a sealant able to bond to a rough face.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Our process

On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work typically takes a few days for most blocks, with larger programmes scheduled building by building. If you manage more than one building in Helensburgh, they can be grouped. Share your working hours and access arrangements and we’ll fit in.

  1. We inspect the joints, building by building, and record what has failed and why.
  2. A fixed quote follows, split by block or building if that suits you.
  3. The sequence and the dates are fixed with you, giving you what you need to notify occupiers.
  4. Old sealant is stripped and each face prepared back to firm material.
  5. Backing rod and primer go in as the joint requires, then the new bead is placed and tooled.
  6. Finished joints are looked over and the 12-month guarantee confirmed.

Before we start on site

  • Agree which areas must stay open
  • Let building users know which areas are affected
  • Send asbestos survey details if the building is pre-2000

What we can’t put right

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Leaks from above rather than through a joint
  • Frames that are rotten, warped or broken
  • Old mastic suspected of containing asbestos, which must be tested and dealt with by a specialist first

If you’re not sure, just speak to us on 01277 525 020 or send details through our quote form and we will give you a straight answer.

Joints and surfaces we work on

  • Communal kitchens and washrooms
  • Shopfronts below residential blocks
  • External wall and movement joints
  • Window and door perimeters on blocks
  • Balcony and threshold joints
  • Communal entrances and stairwells

Common questions from Helensburgh clients

Does the sea air around Helensburgh change the choice of sealant?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

Can you quote for a block close to Helensburgh Central station?

Yes. Blocks of any size are within what we do. Give us the building’s details and say how residents are notified, and we’ll quote and plan to suit.

How do you choose the sealant?

If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

How long will the new sealant last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

Can you follow the specification on our project?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.

Does weather matter for sealant work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Can you send RAMS and CSCS details before starting?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote. We hold CHAS accreditation and Constructionline membership.

What the job involves on each surface

Commercial and mixed-use buildings

Tenants in commercial buildings need to keep trading, so we plan around them.

Communal areas

Low-level communal joints get damaged more than most and tend to fail first.

Why deal with it now?

Adding sealant to cyclical maintenance is an easy win. Leaving it until there’s a leak turns it into reactive work and less choice about when. Water through a failed joint in a building in Helensburgh can spoil ceilings, floors and stock. Putting it right early limits the damage.

The price depends on how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a fixed quote once you have the details.

Why appoint us

  • Colours chosen to suit frames, cladding or finishes where possible
  • Fully insured, including public liability cover
  • Failed material removed, not covered up
  • Products installed to the manufacturer’s instructions

Read our cost guide or how we’re accredited.

Site staff or a sealant specialist?

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

How the quote is worked out

There’s no standard rate for sealant work, since sites vary so much. What we take into account:

  • The size and state of each joint
  • Induction, permit and paperwork requirements
  • Removal of failed or old sealant
  • Which sealant the job calls for

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

Sending details for a quote

A few photos plus some basic facts will normally do. Please tell us:

  • Anything awkward about access or site hours
  • The type of building and who uses it
  • When you need the work done
  • Where the site is, with the postcode

A handful of photos and a postcode is the fastest way to a quote. Send them through the quote form, or call 01277 525 020 or email the details over if you’d rather talk the job through.

Frames, entrances and external joints in Helensburgh

With the shore within about 1 mile, Helensburgh counts as a coastal location. Sea-facing elevations take driven rain and salt, and their mastic shows it before the sheltered sides do, so it’s worth inspecting those sides more often. Being in the west of Scotland, Helensburgh gets more rain than eastern areas. The most exposed elevations need checking most often. External work is booked for dry spells, with a little give in the dates.

With historic buildings such as Hill House (0.7 miles north of Helensburgh) in the wider area, owners of older properties around Helensburgh should expect mastic to need a product that suits old masonry. If your remit includes a building such as Lomond School, frame and door mastic can be programmed for the holidays. If you look after a block within reach of Helensburgh Central station, which lies south-west of Helensburgh, frame and balcony mastic can be renewed on one programme.
