Floor joint sealing in Angus: how it works
It isn’t only heavy industry. Shops, showrooms and trade counters have joints that take trolleys, foot traffic and scrubber-driers, where a gappy, dirty joint looks untidy and snags castors. A neat, flush fill makes the floor easier to clean and look after. We work on construction joints, forklift and pallet-truck routes and retail and showroom floors, and what we’re called in for most is saw-cut joints left open and packed with grit and sealant pulled out along a truck route.
Inspect, seal, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off.
- First comes a walk of the floor to record joint sizes, broken edges and traffic routes.
- You get a fixed quote with the product and the phasing set out.
- Old filler, debris and contamination are cut or routed out back to clean concrete.
- Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
- We fill each joint to depth and finish it flush so wheels roll straight across.
- Each phase reopens when the product is ready for wheels, then we start the next.
What you’ll pay

What’s near Arbroath
Around Arbroath, our work takes us to commercial buildings near Arbroath High School, Knox's Church and The Corn Exchange pub, among other places. Arbroath has its own railway station: Arbroath station. Well-known places in the area include Arbroath Signal Tower Museum (0.6 miles south) and Arbroath Infirmary (0.6 miles south).
Floors, slabs and movement joints across Angus
Most floor and movement joint work across Angus has to happen while sites keep operating, so we work in phases and hand areas back as they cure.
The west of Scotland is wetter than the east, but external sealing anywhere in Scotland needs a dry joint and the right temperature, with a little give in the programme for wet or frosty days. In the parts of Angus near the sea, the elevations facing the weather are where sealant gives up first.
Arbroath: For a centre such as Westway Retail Park (1.2 miles south-west of Arbroath), the service yard and car park joints usually need attention first. Phasing is what makes joint work possible on busy sites such as West John Street Industrial Estate (under half a mile south-east of Arbroath): one bay, aisle or car park row at a time.
When to bring in a specialist
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
Different surfaces, different methods
Isolation joints at walls and columns
Perimeter and column joints get forgotten, and they collect dust and debris. We record them with the rest of the floor joints.
Construction joints
Some construction joints have steel edge protection, others are plain concrete. If the edges look unsound, we will say so before any filling is done.
How the quote is worked out
Before we quote, we look at:
- Specialist products, such as fire-rated or hygienic sealants
- Any access equipment needed
- Distance, for remote addresses
- Site requirements such as inductions and permits
No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.
Before you send an enquiry
For an accurate fixed quote, we need a clear picture of the site. Send us:
- Photos of the joints, close up and from further back
- Anything awkward about access or site hours
- Any dates the work must fit around
- The product your specification calls for
Send us photos, drawings or a joint schedule and a fixed quote comes back to you. If the job needs a look first, we will arrange a site visit.
Work for main contractors and building owners
FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.
Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Angus can form part of a wider programme.
What happens if it’s left?
Holding off until the whole floor can close can take a long time. Zone by zone, the worst aisles can be dealt with now and the remainder follows on a plan that suits you.
Questions to ask before you book
- Whether old or failed sealant will be cut out, not overlaid
- Their approach to joint depth and backing
- What site paperwork they can supply
- Which product they’ll use, and why it suits the joint
Common questions from Angus clients
What if there’s asbestos in the old mastic?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
Do you repair broken joint edges?
A filler needs sound edges to grip. We will tell you if the joint edges need repairing first, so you can decide how to proceed.
Will your applicators have CSCS cards?
Yes. If you need card details for site access, let us know and we’ll send them with the quote.
Which is better for warehouse joints, filler or sealant?
It depends on the traffic and the movement. Forklift routes generally call for a semi-rigid filler that holds the arrises and joints with more movement take a flexible sealant.
Do you offer coloured sealant?
In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.
Is Angus in your area?
Yes. We take on work across Angus, with one number for every area we cover.
Are you CHAS accredited and on Constructionline?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
