Washroom sealing across Angus: what to expect

You can’t shut every toilet in an office, school or hotel at once. We phase the work one washroom, one bank of cubicles or one changing room at a time, so there are always facilities in use. Tell us your site hours and access windows and we’ll plan around them. We work on urinals and WCs, showers, trays and wet room floors and IPS panels and cubicles, and what we are called in for most is mould spotting along silicone joints and split or peeling sealant at shower trays.

Tell us your site hours and access windows and we’ll plan around them. While we are working, the area stays contained and tidy, and your contact hears from us before we move to the next area.

  1. We survey each room, count the joints and note anything behind them that needs another trade.
  2. The phasing is agreed so there are always facilities open.
  3. Failed silicone is removed completely and the surfaces cleaned of every trace.
  4. Joints are cleaned, degreased and dried before sealing.
  5. We lay a sanitary silicone bead and tool it smooth so it is easy to clean.
  6. You get a reopening time for every room, with signage left up until then.

Pricing in Angus

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Around Arbroath

In Arbroath, that means premises near Arbroath High School, Knox's Church and The Corn Exchange pub. Arbroath has its own railway station: Arbroath station. A little further out are Arbroath Signal Tower Museum (0.6 miles south) and Arbroath Infirmary (0.6 miles south).

Washroom sealing across Angus: the area picture

Schools, colleges and healthcare sites across Angus each have their own timing and rules. Let us know the building’s hours and rules and we will set the plan around them.

Our work reaches every part of Scotland, cities and islands alike, Angus among them. Travel is planned so the work is finished in as few trips as we can. Along the coast in Angus, hospitality buildings tend to be busiest in the summer months, which makes the quieter months a good time for sealant work.

Arbroath: For centre management at a site such as Westway Retail Park (1.2 miles south-west of Arbroath), washroom work is planned around footfall. For a college such as Dundee and Angus College - Arbroath Campus, which lies south-west of Arbroath, half-term and summer give the windows for washroom work.

When something else is needed

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. It won’t fix:

  • Panel boards already damaged by water
  • Leaks through tanking or membranes below the finishes
  • Hollow tiles or loose panels behind the joint

For managing agents and facilities managers

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.

What we’re called out for in Angus

Low-level joints get hit by mop buckets, cleaning trolleys and feet at skirting lines, urinal bases and around pans.

Most enquiries start with one or more of the following:

  • Sealant stained black around basins and showers
  • Discoloured joints around urinals and WC pans
  • Open joints at the base of cubicle panels
  • Split or peeling sealant at shower trays

How the quote is worked out

Quotes vary with the job. Expect it to depend on:

  • The size and state of each joint
  • Quantities, in metres or numbers
  • Specialist products, such as fire-rated or hygienic sealants
  • Phasing around occupants

A quote for washrooms and wet areas depends on quantities, condition and access, plus any specification you are working to. Ask us for a fixed quote.

What to include in your enquiry

We can often quote from photographs and a few details. Please tell us:

  • Any specification or named product
  • The type of building and who uses it
  • The postcode of the building
  • Approximate linear metres or a joint schedule

We quote a fixed sum against the scope you give us, so the cost is agreed before work starts. To start the process, give us a call on 01277 525 020 or email us.

Leave it or put it right?

Bleaching black sealant may lighten it for a few days but the growth is inside the bead and returns. A full reseal deals with it and your cleaning team stops chasing it.

Comparing quotes

  • What the guarantee covers, and for how long
  • What level of public liability insurance do they hold?
  • Whether old or failed sealant will be cut out, not overlaid
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

Your questions answered

What do you charge?

Each job is quoted on its own details. To get one, ring 01277 525 020 or email us.

What happens if old sealant might contain asbestos?

Managing asbestos is the dutyholder’s responsibility, so we’ll ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.

How long before the toilets can reopen?

The silicone needs time to cure before water reaches it. We plan the phasing around that so there are always rooms open.

Will all the toilets be closed at once?

Just the room being resealed is out of use. Rooms go back into use once the sealant has cured, then we move on.

Which silicone is right for commercial washrooms?

Each area gets the grade that suits it. Washrooms and showers take anti-mould sanitary silicone while kitchens may need a food-safe grade.

Which sealant will you use?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Does weather matter for sealant work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
