Our commercial sealant contractors service in DD7
Most of the buildings we seal stay open while we are there. Tell us your site hours and access windows and we’ll plan around them; phased work can also be planned so areas stay in use. That applies whether the building is an office, a shop, a hotel, a college or a care home. Site teams most often ask us about movement joints packed with grit and debris and mouldy silicone around WCs, urinals and vanity tops, across washrooms and tea points, window and door perimeters and kitchen worktops and splashbacks.
Diagnose, treat, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off.
- We start with the evidence: photos, drawings or a look on site.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- Completed areas are signed off with you under our 12-month guarantee.
What affects the price in DD7
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

Getting a fixed quote
Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.
Around Carnoustie
In Carnoustie, that means premises near Carnoustie Parish Church and Carnoustie High School and the streets around them. Carnoustie has its own railway station: Golf Street station. A little further out are Panmure Castle (2.1 miles north-west) and Ashludie Hospital (4.1 miles west).
Shops, offices and hotels in DD7
The commercial stock in DD7 mixes older town-centre buildings with newer offices and units, in places such as Carnoustie, Hunter's Town and Gardynebourg and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
Work in DD7 comes under Scotland’s own building standards and technical handbooks. We seal to what has been specified, on every job. Along the coast in DD7, hospitality buildings tend to be busiest in the summer months, so work is often best planned for quieter months.
Carnoustie: A hotel such as Carnoustie Golf Hotel, under half a mile south of Carnoustie, shows how much sealant a hospitality building has on show, from bathroom joints to the bar. Shops and cafés around stations like Golf Street station (to the south of Carnoustie) trade from early, so work is timed around them.
Different surfaces, different methods
Washrooms and toilets
Around WCs, urinals, vanity tops, IPS panels and cubicles, sealant is wet most of the day. We cut out mouldy or split beads and reseal in anti-mould sanitary silicone, phasing the rooms so not every toilet is closed at once.
Facade and cladding joints
On a facade, a failed joint is often only visible close up. Close-up photos or a site visit tell us what’s needed, and we will confirm the colours available for the specified product.
What we are called out for in DD7
If sealant tears through its centre, it has failed cohesively. Normally the movement was too much for the sealant chosen: a bead laid too thin, an over-stretched joint or the wrong movement class. Replacing it like for like rarely holds, which is why we look at the joint design as well.
What tends to prompt an enquiry:
- Weathered facade sealant that no longer flexes
- Window and door perimeter joints that have cracked open
- Mouldy silicone around WCs, urinals and vanity tops
- Gaps behind commercial kitchen worktops and sinks
Doing it in-house
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.
For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Quoting for work in DD7
There’s no standard rate for sealant work, because every site is different. What we look at:
- Removal of failed or old sealant
- How accessible the joints are
- The size and state of each joint
- Induction, permit and paperwork requirements
Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.
What to include in your enquiry
A good diagnosis starts with the right details. Tell us:
- Your programme or deadline
- The type of building and who uses it
- Access details, including height
- Approximate linear metres or a joint schedule
To get a fixed quote, give us a call on 01277 525 020 or email a schedule or drawings, telling us the site location and the nature of the job. You can also send details through our quote form.
Honest limits
Not every problem is a sealant problem, and we are upfront when that’s the case. It won’t fix:
- Broken glass or blown double-glazed units
- Old mastic that tests positive for asbestos
- Roof leaks that only look like a joint problem
Questions about DD7
Do you take on multi-site sealant work?
Yes, within the areas we cover: South East England, Greater London and Scotland. One contact and one process for every building makes a portfolio easier to manage.
Could the old sealant in an older building contain asbestos?
It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and anything suspect is left until it has been tested.
Do your applicators hold CSCS cards?
Yes. Should the site need card details in advance, tell us and we’ll confirm them with the quote.
Is failed sealant stripped out, or sealed over?
Removal of the failed sealant is always part of the job. New sealant can’t grip the old bead, so laying over it never lasts, and the faces are brought back to sound, dry material before resealing.
Do you seal on top of existing sealant?
No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.
Do you hold CHAS accreditation?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member.
What guarantee do you give on resealing?
Our workmanship on each job is backed by a 12-month guarantee. Public liability insurance is in place too.
