Commercial sealant contractors in DD4: how it works

Sealant joints are easy to overlook until one lets water in, and on a working site that usually surfaces as a leak, a stain or a complaint from occupiers. We’re commercial sealant applicators for FMs, managing agents, landlords and contractors looking after property in DD4. We find out why the sealant joints failed, take them out and seal again using a sealant that suits the joint. We work on external facade joints, washrooms and tea points and floor and threshold joints, and the usual reasons a site gets in touch are mouldy silicone around WCs, urinals and vanity tops and earlier reseals applied straight onto the failed bead.

On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work normally takes a few hours to several days on most single sites, depending on joint lengths and access.

  1. First, details reach us through the quote form or a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Every failed bead is removed rather than covered.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. A final walk-round, then the 12-month guarantee applies.

Commercial premises across DD4

The commercial stock in DD4 mixes older town-centre buildings with newer offices and units, in places such as Broughty Ferry, Stobswell and Pitkerro and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.

Our work reaches every part of Scotland, cities and islands alike, DD4 among them. Travel is planned so the work is finished in as few trips as we can. In the parts of DD4 near the sea, the elevations facing the weather are where sealant gives up first, so they’re worth inspecting more often.

Dundee: If you look after units at a retail site such as Kingsway West Retail Park (0.8 miles north-west of Dundee), shopfront perimeters and shop-fit joints are where a matched colour shows. In a retail centre such as Wellgate Centre, 0.8 miles south-east of Dundee, new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish.

When to bring in a specialist

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

How the job changes by surface

Fire-rated seals where specified

Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the product’s tested detail. The design and sign-off of fire stopping belong to the designer and building control.

Movement joints in walls and floors

Movement joints in walls and floors let the structure expand and contract. Failed seals let grit and water in, and the edges start to suffer. The new sealant is chosen for the movement and, on floors, the traffic.

When it isn’t the sealant

Honesty saves time and money. Fresh joints won’t solve:

  • Misted, cracked or failed glazing units (a glazier’s job)
  • Cracking that needs a structural engineer to look at it
  • Old mastic that tests positive for asbestos

Work for main contractors and building owners

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. DD4 can form part of a wider programme.

As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. We are fully insured, and our insurance certificate can go with the quote.

After the work

Once the work is signed off, a little attention goes a long way:

  • Ask fit-out and M&E contractors to report any sealant they disturb
  • Keep barriers up until the new sealant has cured
  • Check sealant as part of routine building inspections
  • Make sure contractors see the asbestos survey before cutting out old mastic

Put sealant on the planned maintenance checklist. A periodic look catches splits and lifting edges early, with external elevations and wet areas first in line. Should something look amiss, you can speak to us on 01277 525 020 or send details through our quote form and send a picture.

An open joint in a food area or toilet collects dirt and moisture that cleaning can’t reach. Cleanability is something environmental health officers pay attention to.

DD4: questions and answers

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards, as many construction sites ask for.

Are you CHAS accredited?

Yes. We are CHAS accredited and a Constructionline member.

Can you supply RAMS and insurance details?

We will confirm the paperwork you need, such as RAMS, an insurance certificate or CSCS details, with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

How do you choose the sealant?

Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

What guarantee do you give on resealing?

Our workmanship is guaranteed for 12 months. Public liability insurance is in place too.
