How commercial sealant contractors works in DD3

Getting a price for commercial sealant contractors in DD3 doesn’t need to be drawn out. Our quote form takes photos, drawings or a schedule of the areas and you can also give us a call on 01277 525 020 or send photos by email to talk it through. If the joints need seeing in person, a site visit comes first. We work on kitchen worktops and splashbacks, floor and threshold joints and external facade joints, and what we are called in for most is hardened, chalky sealant on south-facing or exposed elevations and expansion joints with the sealant torn out.

Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then handed back before we move to the next.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Old sealant is cut out completely, never sealed over.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. We check the work with you, and the 12-month guarantee starts.

How we quote

There’s no price list, because the scope varies so much from one building to the next. Call for a quote.

Commercial sealant contractors across DD3: the area picture

The commercial stock in DD3 mixes older town-centre buildings with newer offices and units, in places such as Stobswell, Blackness and Logie and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.

Our area covers every Scottish council area, DD3 included. Travel is planned so the work is finished in as few trips as we can. DD3 includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.

Stobswell: Units at retail parks like Gallagher Retail Park, less than half a mile to the south of Stobswell, change hands and get refitted, with new joints at every frontage. Sites a few miles apart, such as Gallagher Retail Park and Kingsway East Industrial Park, can share one programme and one point of contact.

Honest limits

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Old mastic that tests positive for asbestos
  • Faulty windows rather than failed perimeter sealant
  • Walls or slabs moving more than any sealant can take

General trades versus a specialist

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Why deal with it now?

Patching the worst lengths can be the right call on a tight budget. If the rest of the bead is the same age and product, though, it’s usually close behind, and a second visit means paying for access and set-up again. Where it helps, we quote a patch and a full reseal side by side.

Questions to ask before you book

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Whether primer will be used where the manufacturer specifies it
  • Their public liability cover
  • Will failed sealant be removed rather than covered?

Cost factors for sealant joints

There’s no standard rate for sealant work, because every site is different. What we look at:

  • Access and working height
  • The size and state of each joint
  • Phasing around occupants
  • Whether old sealant has to be cut out first

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Details that help us quote

Diagnosis starts before we arrive. Tell us:

  • Any dates the work must fit around
  • A wide shot and a close-up of the area
  • What the building is and how it’s used
  • Whether an asbestos survey exists

Let us know the site, the scope and your timescale, and we’ll put a fixed quote together. The easiest way is to call the office on 01277 525 020 or email us.

What we’re called out for in DD3

A good share of the joints we inspect were topped up instead of being renewed. New silicone has nothing to key into so it soon peels and traps moisture against the joint. Getting back to a clean joint then means removing every layer.

If one of these sounds familiar, it’s time for a closer look:

  • Expansion joints with the sealant torn out
  • Shrunken sealant along kitchen worktops and splashbacks
  • Layers of sealant, all of them failing
  • Damp patches where an external joint has failed

Your questions answered

How many days will you need on site?

The duration is planned around your programme and the access we’re given. You will have an expected duration with the quote.

What about asbestos in old mastic?

We check the asbestos register or survey before any old sealant is disturbed. Managing asbestos is the dutyholder’s responsibility.

How is commercial sealant work priced?

The main factors are metres of joint, removal, access, the product and how many phases there are. For a fixed quote, send details through our quote form.

Do you seal on top of existing sealant?

No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

How long do sealant joints last?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

Does the weather affect the work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

Do you work directly for building managers?

Yes. A large share of our work comes through facilities managers, managing agents and landlords as well as contractors. We can work to your instruction process and site rules.
