About commercial sealant contractors in DD5
A reseal stands or falls on the preparation underneath it. Silicone has no grip on cured silicone, so the failed bead is cut out completely. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead and the joint depth is controlled with backing rod. We work on washrooms and tea points, movement joints in walls and floors and floor and threshold joints, and the usual reasons a site gets in touch are weathered facade sealant that no longer flexes and frame sealant that has cracked, shrunk or pulled away.
Before we leave any area, we remove the tape, clean down and inspect every joint, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area.
- First, details reach us through the quote form or a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Where parts of the building must stay open, the work is phased.
- Old sealant is cut out completely, never sealed over.
- Each joint gets a suitable sealant, laid to depth and tooled.
- We check the work with you, and the 12-month guarantee starts.
How we quote

Commercial premises across DD5
Commercial buildings across DD5 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Our work reaches every part of Scotland, cities and islands alike, DD5 among them. Longer journeys are planned so each job is done in one go if at all possible. Along the coast in DD5, hospitality buildings tend to be busiest in the summer months, which makes the quieter months a good time for sealant work.
Broughty Ferry: A business with units at West Pitkerro Industrial Estate and Michelin Scotland Innovation Park needn’t use two contractors for its sealant. Shops and cafés around stations like Broughty Ferry station (to the south-west of Broughty Ferry) trade from early, so work is timed around them.
Aftercare for building managers
To get the most from the new sealant:
- Check joints after other trades have worked nearby
- Report cracked or peeling sealant early
- Keep barriers up until the new sealant has cured
- Note dates and locations of sealant work for future planning
Add the resealed joints to your planned maintenance inspections. Regular checks pick up small failures before they become leaks, with external elevations and wet areas first in line. If anything looks wrong, call the office on 01277 525 020 or email us with a photo.
An open joint in a food area or toilet collects dirt and moisture that cleaning can’t reach. Cleanability is something environmental health officers pay attention to.
Why act early?
A failed seal around a window, worktop or panel doesn’t mean the element itself has to go. Often the fitting is sound and the joint is the only thing letting it down. A careful reseal is a far smaller undertaking than replacement.
Questions to ask before you book
- Health and safety accreditation such as CHAS
- The named product and why it was chosen
- What site paperwork they can supply
- How the joint faces will be prepared and primed
Common problems we fix in DD5
A good share of the joints we inspect were topped up instead of being renewed. Fresh sealant won’t stick to the old bead underneath, so the top layer lifts, holds water and hides what’s going on. Getting back to a clean joint then means removing every layer.
Most enquiries start with something like this:
- Frame sealant that has cracked, shrunk or pulled away
- Smeared sealant across finishes from a rushed job
- Damp patches where an external joint has failed
- Layers of sealant, all of them failing
When something else is needed
Being straight saves everyone time. New sealant won’t cure:
- A dripping trap, valve or pipe behind a fitting
- Structural cracks or movement the joints weren’t designed for
- Old mastic that tests positive for asbestos
Building owners, agents and FMs in DD5
For main contractors, we work as the sealant subcontractor. Programme, specification and site rules come first.
When you manage a building on behalf of an owner, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end.
Your questions answered
Do you work directly for building managers?
Yes. A large share of our work comes through facilities managers, managing agents and landlords as well as contractors. We can work to your instruction process and site rules.
Could the old sealant in an older building contain asbestos?
We check the asbestos register or survey before any old sealant is disturbed. The duty to manage asbestos sits with the dutyholder and removing it isn’t something we do.
How is commercial sealant work priced?
Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. For a fixed quote, send details through our quote form.
When is resealing likely to be due?
It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.
Does the weather affect the work?
Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
How long does a typical visit take?
That varies with the scale of the job, though a typical visit typically takes anything from part of a day on a short run of joints to several weeks on a large phased package. For bigger or phased jobs, we will set out a timescale with the quote.
Is failed sealant stripped out, or sealed over?
The old bead is stripped out first. Then the joint is cleaned, primed where the maker specifies, backed to depth and resealed.
