Fire stopping in Buckinghamshire: how it works
Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate and we’d rather say that up front. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. Site teams most often ask us about unsealed openings around new pipes and cables and fire-stopping items raised at inspection or handover, across small duct penetrations where the tested detail allows, cable penetrations and joints between fire-resisting walls and floors.
When we get to site, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before anything is cut or cleaned, with the work itself usually taking a single visit for a short list of penetrations, or a phased programme for a whole building.
- First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
- On site, each opening is checked against the tested detail it is meant to follow.
- Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
- Mineral wool or other backing goes in wherever the detail asks.
- We apply the specified sealant to the depth and around the services as the detail shows.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Landmarks near Aylesbury
Locally, jobs take us to sites close to Buckinghamshire UTC, Stocklake Park Community School and The Derby Arms Public House. Also close by are Bearbrook Combined School (0.5 miles west) and Church of St Mary (less than half a mile north). Aylesbury has its own railway station: Aylesbury station. Nearby you’ll also find Roald Dahl Children's Gallery (less than half a mile east) and Royal Buckinghamshire Hospital (less than half a mile north). Not far away are Coombe Hill.
Fire-resisting walls and floors across Buckinghamshire
Hospitals, schools, care homes, offices and blocks across Buckinghamshire all rely on fire-resisting walls and floors. Where fire-rated sealant is the specified product for a service penetration or linear gap, we install it to the manufacturer’s tested detail.
London and the South East are among the drier parts of the UK, but external sealing in Buckinghamshire still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up.
Aylesbury: Colleges such as Buckinghamshire College Group (under half a mile south-west of Aylesbury) add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product. In a retail centre such as Friars Square, less than half a mile to the south-east of Aylesbury, any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail.
Owners, agents and contractors
Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.
We work for building owners and managing agents on everything from one building to a spread of sites. One quote can cover more than one site, so there’s one set of paperwork to deal with.
What affects the price in Buckinghamshire
Before we quote, we look at:
- Induction, permit and paperwork requirements
- Backing rod, priming and other preparation
- The total length or number of joints
- How accessible the joints are
There’s no price list, because the scope varies so much from one building to the next. Call for a quote and we will price your job on its own details.
What we need to price the job
It doesn’t need to be a full survey. These details are enough to start:
- The product your specification calls for
- The asbestos register, for older buildings
- The postcode of the building
- Rough lengths or quantities, or drawings if you have them
Send us photos, drawings or a joint schedule and a fixed quote comes back to you. If the job needs a look first, we’ll arrange a site visit.
When something else is needed
Honesty saves time and money. New sealant won’t cure:
- Walls or floors that aren’t fire-resisting to begin with
- Fire risk assessments, a job for a competent assessor
- Deciding what a wall or floor needs, which belongs to the designer
Maintenance after handover
Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:
- Ask which product is in place before decorating
- Record which product was used where
- Settle who seals which penetrations at the start of a project
- Put resealing into every M&E and fit-out package
Keep the product data and installation details with the building’s fire safety information. It makes later repairs much easier to match.
Regular walk-rounds of service areas are worth the time. Catching a damaged seal early keeps the fix small.
Why act early?
An improvised seal can look finished while offering no tested performance. Correcting it means cutting it out and starting again with the specified product.
Questions to ask before you book
- Is the sealant right for the movement and the substrate?
- Will RAMS and insurance details be available?
- What level of public liability insurance do they hold?
- The terms of the workmanship guarantee
Common questions from Buckinghamshire clients
What does an EI 60 rating mean?
Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Classification follows BS EN 13501-2, where E is integrity, I is insulation and the number is minutes, as in EI 60. That rating only holds when the product is installed to its tested detail.
Can you tell us what fire stopping our building needs?
No. Deciding what is needed sits with the designer, fire engineer and building control. Our role is installing what they specify, to the product’s tested detail.
Do you seal openings left by new services?
Yes, where there is a specification for those walls and floors. New services after M&E works often breach existing seals and we close them with the specified product.
Do you have third-party installer accreditation for fire stopping?
No. We are not members of a third-party fire-stopping installer scheme. We are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded. Where a client or main contractor requires a scheme member, we will say so right away rather than waste your time.
What happens if old sealant might contain asbestos?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
How long do sealant joints last?
There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.
How do I request a quote?
It works in four steps: send details, get a quote, we seal, guaranteed. The first step only needs photos and a postcode.
