Fire stopping for commercial buildings in Skittle Green
We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We don’t hold a third-party fire-stopping installer certificate. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. Site teams most often ask us about non-fire-rated filler around services and hidden openings found during inspections, on service gaps in risers, small duct penetrations where the tested detail allows and pipe penetrations. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Skittle Green is the same: the right product in a properly prepared joint.
For a smaller site near Skittle Green, we plan to do all the penetrations in one go, so send the specification and photos first. We install to the specification and the manufacturer’s guidance, leaving design and sign-off with the designer and building control.
A 12-month guarantee applies to all our work in Buckinghamshire. Should something we installed fail, speak to us on 01277 525 020 or email the details over and we will come back to it.

What the job involves on each surface
Cables and cable bundles
New data and power cables are the most common breach we see. We reseal around them to the specified detail, and we tell you if the bundle exceeds what sealant covers.
Metal pipes
Sealant details often cover copper and steel pipework. The tested detail sets the pipe size range, gap, depth and whether insulation can stay on.
Honest limits
A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is one of these:
- Fire risk assessments, a job for a competent assessor
- Construction that lacks the fire resistance the seal relies on
- Signing off or certifying a building’s fire stopping
Not sure which it is? You can call 01277 525 020 or email a schedule or drawings and we will tell you honestly.
Joints and surfaces we work on
- Small duct penetrations where the tested detail allows
- Joints between fire-resisting walls and floors
- Cable penetrations
- Pipe penetrations
- Linear gaps at wall heads
- Service gaps in risers
Common questions from Skittle Green clients
How does the move away from BS 476 affect penetration seals in Skittle Green?
From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. Whichever applies, we install the specified product to its tested detail; the specification is for the designer to set.
Is Skittle Green off your patch?
No. Small places get the same service as large ones. We work across Greater London and the South East. Good photographs up front let us bring everything on the first visit.
Will your applicators have CSCS cards?
Yes. Our applicators hold CSCS cards.
How long before the joints can be used?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.
Can you quote from photographs?
Many jobs can be quoted from photographs, drawings or a joint schedule. If the job needs a look first, we will arrange a visit.
Who decides which product is used?
The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
When can you be on site?
We are in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.
What sets the cost
These are the things that shape the price:
- How much there is to seal
- Phasing around occupants
- The size and state of each joint
- Which sealant the job calls for
Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.
What we need to price the job
We can often quote from photographs and a few details. Please tell us:
- Any dates the work must fit around
- What the building is and how it’s used
- Asbestos survey details if the building is older
- Photos of the joints, close up and from further back
Let us know the site, the scope and your timescale, and a fixed quote will follow. The easiest way is to call 01277 525 020 or use the quote form.
How a job runs
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. For work around Skittle Green, we aim to finish in one visit, so photographs and measurements up front really help. Then the right materials arrive with us.
- First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
- Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
- Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
- Mineral wool or other backing goes in wherever the detail asks.
- Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
Before we start on site
- Share the asbestos register for older buildings
- Warn occupants and staff about the work
- Tell us your opening times and when work is allowed

Advice

Why act early in Skittle Green
An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. Putting it right is usually a modest job when the openings are accessible. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. For buildings around smaller places like Skittle Green, water damage can go unnoticed for longer, especially where a building isn’t used daily, which gives a failed joint time to do damage. Resealing early avoids that.
Pricing service penetrations depends on quantities, condition and access, and any specification that applies. Call for a quote.

After the work
For the best life from the joints:
- Keep general-purpose fillers away from compartment walls
- Ask the designer to confirm details early on refits
- Include service cupboards in routine inspections
- Have penetrations checked while they can still be seen
Give the sealant its full cure time before ceilings, boxing or decoration go over it. Not every fire-rated product can be painted, and the data sheet says which.
Looking at service areas on a regular cycle pays off. Catching a damaged seal early keeps the fix small.
