Commercial sealant contractors in HP13: how it works
Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails. Mastic Doctor works as a commercial sealant contractor for facilities managers, managing agents and main contractors. We find out why the sealant joints failed, take them out and seal again using a sealant that suits the joint. Most enquiries involve a top-up bead over failed sealant, now lifting and untidy joints in a reception, shop floor or lobby, on movement joints in walls and floors, washrooms and tea points and window and door perimeters.
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.
- First, details reach us through the quote form or a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Work is phased around your occupiers where areas need to stay in use.
- Every failed bead is removed rather than covered.
- A suitable product for each joint goes in at the right depth and is tooled.
- We check the work with you, and the 12-month guarantee starts.
What affects the price in HP13
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.

Shops, offices and hotels in HP13
The commercial stock in HP13 mixes older town-centre buildings with newer offices and units, in places such as High Wycombe, Totteridge and Terriers and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Around the motorway corridors of the South East, business parks and industrial estates are common, and we cover HP13 along with the rest of the region.
High Wycombe: Industrial estates such as Pilot Trading Estate, 1 mile to the north-west of High Wycombe, have offices, trade counters and welfare areas whose sealant ages like any other building’s. A hotel such as Red Lion Hotel (less than half a mile south-west of High Wycombe) shows how much sealant a hospitality building has on show, from bathroom joints to the bar.
When something else is needed
Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be any of the following:
- Roof leaks that only look like a joint problem
- Cracking that needs a structural engineer to look at it
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
Why act early?
Patching the worst lengths can be the right call on a tight budget. If the rest of the bead is the same age and product, though, it’s normally close behind. Where it helps, we quote a patch and a full reseal side by side.

Cost factors for sealant joints
We price every job individually. The things that drive the figure:
- The product specified
- Whether the work must be split into stages
- Induction, permit and paperwork requirements
- How much there is to seal
Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits.
Details that help us quote
A few photographs plus some basic facts will normally do. Please tell us:
- Photos of the joints, close up and from further back
- The postcode of the building
- Any specification or named product
- When you need the work done
For a fixed quote, call the office on 01277 525 020 or email us, telling us the site location and the nature of the job. You can also send details through our quote form.
Why it fails
Outside, sunlight and rain wear sealant down year after year. UV hardens the surface while wind and rain work at the edges; in time the surface chalks, hardens and cracks. A hardened bead can’t follow the building any more.
Any of the following is a good reason to get the joints checked over:
- Frame mastic that has hardened and come away from the wall
- Movement joints packed with grit and debris
- Mouldy silicone around WCs, urinals and vanity tops
- Untidy joints in a reception, shop floor or lobby
Site staff or a sealant specialist?
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.
HP13: questions and answers
Is it OK to apply fresh sealant over existing beads?
Full removal is part of every quote. Sealing over traps water and lifts once the joint moves, so it isn’t something we do.
How long does a job like this take?
That varies with the scale of the job, but the work usually takes a few hours to several days on most single sites, depending on joint lengths and access. For bigger or phased jobs, we’ll set out a timescale with the quote.
Does the weather affect the work?
It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
Can you work to our specification?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.
When can the area be used after sealing?
That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
Which site documents can you send us?
We confirm documents at quote stage: RAMS, an insurance certificate and CSCS details are the usual requests. Every applicator holds a CSCS card.
