Commercial sealant contractors in SL3: how it works

Inside a commercial building, sealant does a lot of quiet work: around sanitaryware, along worktops and splashbacks, at window boards, partition heads and floor junctions. Externally it keeps rain out of frame perimeters, panel joints and movement joints. Our applicators work on both the inside and the outside of the building, matching the sealant to the location instead of using one product throughout. Site teams most often ask us about layers of sealant, all of them failing and greasy, split joints in a kitchen or tea point, on floor and threshold joints, washrooms and tea points and kitchen worktops and splashbacks.

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish.

  1. We start with the evidence: photographs, drawings or a look on site.
  2. A fixed quote follows, with removal and preparation included.
  3. We agree the order of work, access windows and site hours with you.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Depth is set with backing, then the sealant is applied, tooled and the area tidied.
  6. Completed areas are signed off with you under our 12-month guarantee.

Around Langley

Locally, jobs take us to sites close to Ditton Park, Langley Academy and Upton Court Grammar School. Also close by are The Langley Academy Primary (under half a mile south), St Mary the Virgin Church (less than half a mile west) and The Red Lion Public House (less than half a mile west). The closest station to Langley is Langley station, roughly 0.5 miles east of the centre. Other landmarks nearby include Windsor Castle (2.7 miles south-west) and Upton Hospital (1.7 miles west). Green spaces nearby include Staines Reservoirs and Uxbridge Moor.

Commercial premises across SL3

Shop fits, office refurbishments and hotel refits in towns such as Langley, Upton and Datchet all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.

The South East is one of the UK’s drier regions, but external sealing in SL3 still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up.

Langley: For premises near Langley station, 0.5 miles to the east of Langley, footfall is part of the plan: work is phased so shops and offices keep trading. In hotels such as Skyways Hotel, which lies west of Langley, refurbishments typically mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.

Honest limits

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Water from a services leak rather than a joint
  • Misted, cracked or failed glazing units (a glazier’s job)
  • Suspect materials that need testing and specialist removal

When to bring in a specialist

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Leave it or put it right?

Fixing joints complaint by complaint is a costly way to manage sealant. A planned programme groups work by building or area, cuts repeat visits and gives you a budget figure. We’ll suggest an order, worst sealant joints first.

What your quote should include

  • Who will actually carry out the work
  • Which product they’ll use, and why it suits the joint
  • Their pre-qualification and accreditations
  • Whether old or failed sealant will be cut out, not overlaid

Cost factors for sealant joints

Your fixed quote is built from the real scope. It allows for:

  • Quantities, in metres or numbers
  • Joint width, depth and condition
  • Phasing around occupants
  • How much existing material needs removing

There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

What we need to price the job

Whether it’s one area or a whole building, the same details help:

  • How the joints are reached, and at what height
  • Specification clauses that apply
  • Drawings or a marked-up plan, if available
  • Clear photographs of the problem areas

The quickest route to a quote is a few photographs and the site postcode. Send them through the quote form, or phone 01277 525 020 or send details through our quote form if you’d rather talk the job through.

Different surfaces, different methods

Fire-rated seals where specified

Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the product’s tested detail. The design and sign-off of fire stopping belong to the designer and building control, and we install to the specification.

Washrooms and toilets

Mould that has grown into washroom sealant can’t usually be cleaned out. Replacement is the fix: strip, clean, dry and reseal.

Questions about SL3

Is it fine to apply new sealant on top of old?

No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Is the old sealant taken out first?

Every scrap of failed sealant is removed before the new bead goes on. Sealing over traps water and lifts once the joint moves.

Does commercial sealant work come with a guarantee?

Each job sits under our 12-month guarantee. Looking after the joints as we advise helps them last.

Do you work in SL3?

Yes. SL3 is in our area and the rest of Slough, within our coverage of Greater London, South East England and Scotland. For a quote, speak to us on 01277 525 020 or email a schedule or drawings.

What about asbestos in old mastic?

Some older mastics did contain asbestos. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested. HSE guidance on asbestos is a useful reference.

Do you work directly for building managers?

Yes, and through main contractors too. You send the details, we return a fixed quote, and the job is done and signed off.

When can the area be used after sealing?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.
