Our commercial sealant contractors service in HP5
Mastic Doctor has been sealing joints for businesses and contractors since 2005: we are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. Let us know which site documents you need and they’ll be confirmed with the quote. The enquiries we see most involve frame mastic that has hardened and come away from the wall and untidy joints in a reception, shop floor or lobby, across floor and threshold joints, kitchen worktops and splashbacks and washrooms and tea points.
When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself typically taking part of a day on a small job and longer where several buildings or phases are involved.
- We start with the evidence: photos, drawings or a look on site.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- We hand back each area with its cure time and our 12-month guarantee.
What affects the price in HP5
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote.
Why appoint us
- Clear, fixed quotes
- Colour options checked against the specified product
- Work to your specification and the manufacturer’s guidance
- A range of standard colours, depending on the product
Quotes
Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.
Near you in Chesham
Recent enquiries here include premises near The Jolly Sportsman pub, Elmtree Infant and Nursery School and Chiltern Hills Academy and the streets around them. For rail, the closest station is Amersham station, about 2.6 miles south. A little further out are Amersham Hospital (3.4 miles south) and Hawridge Court (2.2 miles north). Not far away are Sands Bank.
Shops, offices and hotels in HP5
The commercial stock in HP5 mixes older town-centre buildings with newer offices and units, in places such as Chesham, Pond Park and Chesham Bois and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
The South East is one of the UK’s drier regions, but external sealing in HP5 still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up.
Chesham: If you have premises on more than one site, say at Waterside Business Park and Corinium Industrial Estate, one contractor and one quote can cover both. On a business park such as Waterside Business Park, 0.7 miles south of Chesham, sealant work tends to follow fit-outs: receptions, tea points, washrooms and frame perimeters.
Maintenance after handover
Once the work is signed off, a little attention goes a long way:
- Make sure contractors see the asbestos survey before cutting out old mastic
- Ask fit-out and M&E contractors to report any sealant they disturb
- Have extract fans checked so wet areas dry out
- Don’t let cleaning or traffic back on before the cure time is up
Brief your cleaning team on the joints that have been resealed. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces, while a neutral cleaner and a soft cloth do no harm.
Tenants and staff spot black or split sealant quickly, and it reflects on how the building is run. Replacing it on a planned cycle keeps complaints down.
How the job changes by surface
Fire-rated seals where specified
Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the product’s tested detail. The design and sign-off of fire stopping belong to the designer and building control, and we install to the specification.
Facade and cladding joints
Facade joints move every day as panels warm and cool. They need a sealant with the right movement capability, laid at the right depth. We confirm the access in place before we quote.
Honest limits
Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be any of the following:
- A failed roof covering or waterproofing membrane
- A dripping trap, valve or pipe behind a fitting
- Walls or slabs moving more than any sealant can take
For managing agents and facilities managers
As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.
If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.
What sets the cost
These are the things that shape the price:
- Distance, for remote addresses
- Working within restricted access windows
- Specialist products, such as fire-rated or hygienic sealants
- Access and working height
The price depends on the quantity of joints, what has to come out first and the access. Call for a quote when you’re ready.
Details that help us quote
It doesn’t need to be a full survey. A few details are enough to get going:
- Clear photos of the problem areas
- Whether the building will be occupied during the work
- The product your specification calls for
- Any dates the work must fit around
Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.
HP5: questions and answers
Can one contractor look after sealant on all our buildings?
Yes, across South East England, Greater London and all of Scotland. Each site gets the same process and a single contact.
Does the weather affect the work?
It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
How soon can the area be used again?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.
Which site documents can you send us?
Send your site requirements with the enquiry. For older buildings we will ask for the asbestos register, plus your site induction rules.
Is failed sealant stripped out, or sealed over?
Full removal is part of every quote. A bead laid on old silicone peels away, so it isn’t something we do.
How do we get a quote?
Start with whatever information is to hand. We follow up with questions or a visit where needed, then a fixed quote.
