Site staff or a sealant specialist?

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

Fire stopping in Penn Street

Facilities managers in Penn Street often find open service penetrations when ceilings come down for other work. Where the walls and floors already have a fire-stopping specification, we can work to it using the product and detail it sets out. Where there isn’t one, the designer or fire engineer needs to set one first. The enquiries we see most involve improvised or mixed-product fire seals and openings left by services added after handover, across joints between fire-resisting walls and floors, cable penetrations and pipe penetrations. A single leaking joint is often how a building in Penn Street first comes to us: we look at the rest while we are there and tell you what we find.

Barn and farm-building conversions near places like Penn Street often combine new partitions with old walls. A penetration seal only performs as tested if product, substrate, service, gap and depth all match the detail.

Building owners and contractors get the same cover: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Common problems we fix in Penn Street

Plenty of openings were simply never closed because they sat out of sight above a ceiling or inside a riser. They come to light during inspections, refits or when another trade lifts a tile.

Things that typically lead to an enquiry:

  • Damaged fire seals in risers and voids
  • Fire-stopping items raised at inspection or handover
  • Hidden openings found during inspections
  • Improvised or mixed-product fire seals

In a building such as Church of the Holy Trinity, any service penetration through a fire-resisting wall should be sealed to the specified detail.

When something else is needed

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Construction that lacks the fire resistance the seal relies on
  • Large openings beyond what any sealant detail covers

If you are not sure, just phone 01277 525 020 or send details through our quote form and we’ll give you a straight answer.

Joints and surfaces we work on

  • Cable penetrations
  • Small duct penetrations where the tested detail allows
  • Service gaps in risers
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Pipe penetrations

Penetration seals near Penn Street

Penn Street lies roughly 27 miles out from central London. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls, and the gaps need sealing with the specified product. For England, the fire stopping of penetrations is dealt with in Approved Document B. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail.

For an estates team at a campus like Buckinghamshire New University, 1.8 miles north-east of Penn Street, summer M&E works are typically followed by a round of penetration sealing. Schools such as Curzon Church of England Combined School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards.

Penn Street is about 3 miles south-west of Amersham, in Buckinghamshire. Anywhere in HP7, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. Across Buckinghamshire, 308 places are covered, including Penn Street. Our Reading page has more on work in that area.

Questions we’re asked in Penn Street

How does the removal of BS 476 from Approved Document B affect fire-rated sealing in Penn Street?

Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. Whichever applies, we install the specified product to its tested detail; the specification is for the designer to set.

Is Penn Street too far out for you?

Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Do you need to see the site first?

Many jobs can be quoted from photos, drawings or a joint schedule. If the job needs a look first, we will arrange a visit.

Are your applicators CSCS-carded?

Yes. We use CSCS-carded applicators, which many sites require.

Can one quote cover more than one building?

Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.

Do you guarantee your work?

Yes. It runs for twelve months and covers how we prepared and sealed the joints, but not damage, misuse or other trades’ work.

Do you have public liability insurance?

Yes. We are fully insured, and the certificate can go with your quote.

From enquiry to sign-off

At the end of each section, the masking comes off, the area is cleaned and every joint is checked with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. If others near Penn Street need work, visits can be combined. You’ll have a fixed quote before work starts.

  1. We read the specification, drawings or penetration schedule you send.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Related advice

Keeping the joints sound

Keep the joints in good shape with a few simple steps:

  • Ask which product is in place before decorating
  • Agree the fire-stopping specification before services go in
  • Report damaged or disturbed seals as soon as they’re spotted
  • Check risers and ceiling voids after each round of works

Never top up a fire seal with foam, ordinary silicone or filler. A repair should use the original product, installed the same way, or a new specification from the designer.

Regular walk-rounds of service areas are worth the time. A cracked or disturbed seal found early is a small job compared with dozens found at once.

What sets the cost

The price varies from site to site. It mainly depends on:

  • Specialist products, such as fire-rated or hygienic sealants
  • Removal of failed or old sealant
  • How accessible the joints are
  • The size and state of each joint

The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a quote once you have the details.

Before you send an enquiry

The more we know, the firmer the quote. Helpful details to send:

  • Where the site is, with the postcode
  • When you need the work done
  • Whether an asbestos survey exists
  • Access details, including height

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. For smaller jobs, photos and a description will do.
