How commercial sealant contractors works in HP21
On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before old sealant is disturbed. If a material is suspected, work stops until it’s tested, and we don’t remove asbestos-containing materials ourselves. We work on movement joints in walls and floors, kitchen worktops and splashbacks and floor and threshold joints, and the failures we’re asked to look at most are weathered facade sealant that no longer flexes and layers of sealant, all of them failing.
A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work normally takes a few hours for one area, or a planned series of visits across a bigger building, and we clear our waste as we work.
- We start with the evidence: photographs, drawings or a look on site.
- A fixed quote follows, with removal and preparation included.
- Sequence, access and working times are settled before the first joint is touched.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- Completed areas are signed off with you under our 12-month guarantee.

Shops, offices and hotels in HP21
Commercial buildings across HP21 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in HP21 are planned with access, loading and parking in mind.
Aylesbury: Occupiers with premises at both Cambridge Close Retail Park and The Vale Hundreds Retail Park could have the sealant at each handled under one quote. Shop fits at places like Cambridge Close Retail Park (under half a mile north-east of Aylesbury) leave counters, frontages and floor edges where the sealant colour is part of the finish.
Common problems we fix in HP21
A good share of the joints we inspect were topped up instead of being renewed. Fresh sealant won’t stick to the old bead underneath so it soon peels and traps moisture against the joint. By the time it shows, there can be two or three layers to cut out.
These are often picked up first by site or facilities staff:
- Black mould through washroom sealant that won’t clean off
- A top-up bead over failed sealant, now lifting
- Smeared sealant across finishes from a rushed job
- Wall and floor joints that have lost their seal
For managing agents and facilities managers
If you look after buildings for someone else, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end.
Hotels, schools, healthcare sites, offices and retail units come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.
When to bring in a specialist
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
Different surfaces, different methods
Movement joints in walls and floors
A trafficked floor joint needs a different product from a wall joint. The choice comes down to how much the joint moves and what runs over it, and tell you if the edges need repairing first.
Fire-rated seals where specified
Fire-rated sealant is only one type of fire-stopping product. Collars, wraps, batts and boards are specified for other services and gaps, and we will tell you if the detail calls for something else.
What happens if it’s left?
Some low prices are low because nothing gets cut out. New sealant laid on old silicone has nothing to bond to, so it peels. Every quote we give includes full removal and preparation.
What your quote should include
- Whether primer will be used where the manufacturer specifies it
- Can the work be phased to keep areas open?
- Which product they’ll use, and why it suits the joint
- How joint depth will be controlled
Questions about HP21
What do you need from us to quote?
The main factors are metres of joint, removal, access, the product and how many phases there are. To get a fixed price, send details through our quote form, or phone or email us.
When can the area be used after sealing?
We’ll confirm how long the chosen product needs to cure.
When is resealing likely to be due?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.
What site paperwork can you provide?
We’ll confirm the paperwork you need, such as RAMS, an insurance certificate or CSCS details, with the quote. We are CHAS accredited and a Constructionline member, with five million pounds of public liability insurance.
Do you seal on top of existing sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.
Can areas stay open during the work?
Phased work can be planned so areas stay in use. Tell us your site hours and access windows and we’ll plan around them.
Who decides which product is used?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
