Baker's Wood: questions and answers

Can you work in a care home near Baker's Wood with residents in?

Yes. We agree rooms and times with the manager and work a few areas at a time. Noise and disruption are kept to a minimum.

Do you cover business parks and estates near Baker's Wood, such as Uxbridge Business Park?

Yes. Estates, retail parks and business parks around Baker's Wood, Uxbridge Business Park among them, are all within reach. To start, just call 01277 525 020 or email a schedule or drawings with the unit, the joints involved and your access times.

Do you have public liability insurance?

Yes. Our insurance certificate can be sent alongside the quote.

Can the sealant be colour-matched?

It depends on the product. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

Do the same rules apply to fire stopping in Scotland?

Our area runs from Greater London and the South East to every part of Scotland. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook says service penetrations should keep at least the fire resistance of the wall or floor.

Will you quote for a small job?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

How much does the work cost?

There isn’t a price list, as every site differs. With photos or drawings, we can give you a fixed quote.

Fire stopping for commercial buildings in Baker's Wood

On a fit-out or refurbishment, we follow the services contractors floor by floor. To price a package, speak to us on 01277 525 020 or email us with the schedule or marked-up drawings and the specified product data. Tell us what records you need and we will confirm with the quote. If you are dealing with seals disturbed by maintenance and left open and openings found when ceilings come down for a refit, we can help, whatever the surface. Looking for mastic applicators who cover Baker's Wood? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Smaller places such as Baker's Wood still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Our process

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. For work around Baker's Wood, we aim to finish in one visit, so we ask for photos and rough sizes first. That way the right products come on the day.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Getting the site ready

  • Send asbestos survey details if the building is pre-2000

Advice

When to bring in a specialist

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

What we can’t put right

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Construction that lacks the fire resistance the seal relies on
  • Plastic pipes whose detail calls for a collar or wrap
  • Approving the work on behalf of building control

Not sure which it is? You can call the office on 01277 525 020 or email drawings and photos and we will tell you honestly.

Where we work in Baker's Wood

  • Service gaps in risers
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
  • Cable penetrations

Common problems we fix in Baker's Wood

Openings in fire-resisting walls normally appear when services are added or changed. A new cable pulled by an electrician, a pipe rerouted by a plumber or a data run drilled through a riser can leave the hole behind. Across several fit-outs, the openings add up.

Look out for the following:

  • Service penetrations left open after M&E works
  • Builders’ foam or ordinary silicone in compartment walls
  • Hidden openings found during inspections
  • Fire-rated sealant that has cracked or shrunk back

In a building such as Church of St Mary, any service penetration through a fire-resisting wall should be sealed to the specified detail.

Our contractor checklist

Different surfaces, different methods

Drylining partitions

Drylined fire walls are tested in a particular build-up. The sealant detail has to be tested in that wall type, with the stated board layers.

Plastic pipes

Plastic pipes soften and collapse in a fire. Small sizes are sometimes covered by an intumescent sealant detail, but many need a collar or wrap. We check the pipe material and diameter against the detail before we start.

Commercial clients in Baker's Wood

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

Fire stopping in Baker's Wood: the local picture

Fire stopping of openings and penetrations in England falls under Approved Document B. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail. Baker's Wood lies roughly 19 miles out from central London. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls, and the gaps need sealing with the specified product.
