How expansion joint sealing works in Hertfordshire

We cover the full range of movement joints: vertical joints in brick and block facades, joints between precast or cladding panels, concrete slab and deck joints, ramps, podiums and internal floors. Every one calls for a sealant picked for its movement, exposure and traffic and we name it in the quote. We work on car park decks and ramps, podiums and floor movement joints and cladding panel joints, and the usual reasons a site gets in touch are sealant peeling off one face of the joint and new sealant over old, now failing.

Working in a building that stays open takes some planning. We sign and contain the area we are in, with routes through the building left open and move on in phases so staff and visitors can carry on around us.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. We strip out the old seal and prepare the faces, and we tell you if any edges need repairing first.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. Each joint is inspected and handed over with our 12-month guarantee.

Pricing in Hertfordshire

Floors, slabs and movement joints across Hertfordshire

Sites across Hertfordshire rarely stop for joint work, so we work in phases and hand areas back as they cure.

We work across Greater London and the South East counties, and every job in Hertfordshire starts with access, parking and site rules.

Watford: At a retail site such as Harlequin Centre, 0.6 miles south of Watford, trolleys, cages and cars run over floor and slab joints all day. Schools such as Watford St John's Church of England Primary School have movement joints in their walls and floors that are easy to overlook.

Surface by surface

Podium joints

On podiums, the joint can belong to a larger waterproofing detail. Where the specification calls for sealant, we reseal, and tell you if the problem looks like the waterproofing below.

Brickwork and blockwork joints

Mortar snots and debris in the joint stop it working. We clear the joint fully before sealing.

Why deal with it now?

Closing a car park for a reseal is rarely an option. Work can be planned so parts of the deck stay open. Tell us what has to stay open and we will plan around it.

Questions to ask before you book

  • Whether primer will be used where the manufacturer specifies it
  • How joint depth will be controlled
  • Their public liability cover
  • Will RAMS and insurance details be available?

Honest limits

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Joints too narrow for the movement, which need redesigning by the engineer
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)

Looking after the joints

Problems stay small when the joints are checked regularly. In particular:

  • Sweep decks, ramps and floors so grit doesn’t collect in the joints
  • Record the sealant used and the date in the O&M file
  • Act on the first tear or lifting edge rather than waiting
  • Leave barriers in place until fresh joint sealant has cured

Snow ploughs and scrapers catch on joint lines. Lifting the blade at each joint avoids tearing the bead, and it’s worth checking joints once the cold weather has passed.

An open joint fills with grit, and a joint full of grit can’t close. The edges then take the pressure and start to spall. A sound seal keeps the joint working.

What we’re called out for in Hertfordshire

Weathering wears down sealant on exposed elevations and decks. In time the bead chalks, stiffens and cracks.

Most enquiries start with one or more of the following:

  • Joints where the bead has lost adhesion
  • Spalled or broken joint edges in floors and decks
  • Damp inside where a wall movement joint has failed
  • Weathered movement joint sealant that no longer flexes

Questions about Hertfordshire

Do you take on small jobs?

Whatever the size, the process is the same: send details, get a fixed quote, we seal, guaranteed.

Which sealant will you use?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Is movement joint sealing guaranteed?

It’s backed by our 12-month guarantee. Tell us straight away if a joint we sealed gives trouble in that time.

Do you use silicone or polyurethane in movement joints?

The specification comes first, then the joint’s movement and exposure. We name the proposed product in the quote.

Do you reseal car park expansion joints?

Yes. Tell us how the car park is used and which areas must stay open.

Does the weather affect the work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

Why do our movement joints keep failing?

The common causes are poor preparation, three-sided adhesion, the wrong movement class and weathering. Working out the cause comes first since each needs a different fix.
