Commercial sealant contractors in SG12: how it works
We’ve applied sealant on commercial sites for over 20 years, and the documents buyers ask for are ready: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. Let us know which site documents you need and they’ll be confirmed with the quote. Most enquiries involve sanitary sealant that has gone black and patchy and messy, uneven beads from earlier work that let the building down, across floor and threshold joints, kitchen worktops and splashbacks and washrooms and tea points.
We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it.
- Send details through our quote form, or ask for a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Work is phased around your occupiers where areas need to stay in use.
- Every failed bead is removed rather than covered.
- A suitable product for each joint goes in at the right depth and is tooled.
- A final walk-round, then the 12-month guarantee applies.
What affects the price in SG12
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.

What’s near Ware
Locally, jobs take us to sites close to The Chauncy School, Christ Church CofE (VA) Primary School and Nursery and Hertford Regional College. Nearby too are The Albion Public House (under half a mile south-west) and Christ Church Ware (under half a mile south). Ware has its own railway station: Ware station. Nearby you’ll also find Barrowfield (1.2 miles south-west) and Hertford County Hospital (2.8 miles south-west). For a walk, there’s King's Meads.
Commercial premises across SG12
In SG12, much commercial sealant work follows refits in shops, offices and hotels in places such as Hoddesdon, Ware and Bengeo. Visible joints call for a matched colour and a clean tooled finish.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in SG12 are planned with access, loading and parking in mind.
Ware: If you have premises on more than one site, say at Crane Mead Business Park and Ermine Point Business Park, one contractor and one quote can cover both. Premises within reach of Ware station (to the south of Ware) often have busy frontages where joints are seen by everyone passing.
When it isn’t the sealant
Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be any of the following:
- Old mastic that tests positive for asbestos
- Roof leaks that only look like a joint problem
- Walls or slabs moving more than any sealant can take
What we’re called out for in SG12
Resealing over the top is a false economy we come across often. New silicone has nothing to key into so it soon peels and traps moisture against the joint. By the time it shows, there can be two or three layers to cut out.
Common reasons buildings call us in:
- Sanitary sealant that has gone black and patchy
- Expansion joints with the sealant torn out
- Weathered facade sealant that no longer flexes
- Leaks that seem to come through a sealant line
Doing it in-house
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.
Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
Surface by surface
Movement joints in walls and floors
Movement joints in walls and floors let the structure expand and contract. When the seal fails, debris gets in and the joint stops working. The new sealant is chosen for the movement and, on floors, the traffic.
Fire-rated seals where specified
Not every penetration suits a sealant. Collars, wraps, batts and boards are specified for other services and gaps, so we will flag it if the detail needs a different product.
Work for main contractors and building owners
Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first.
As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. We are fully insured, and our insurance certificate can go with the quote.
Questions about SG12
What about asbestos in old mastic?
Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested.
Do you seal on top of existing sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.
Can areas stay open during the work?
Phased work can be planned so areas stay in use. We plan around the site hours and access windows you give us.
How do you choose the sealant?
Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
What guarantee do you give on resealing?
A 12-month guarantee covers the workmanship, starting at sign-off. Looking after the joints as we advise helps them last.
Can weather delay the job?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
Will your applicators have CSCS cards?
Yes. We use CSCS-carded applicators, as many construction sites ask for.
