About our expansion joint sealing in Langley Bottom

Floor movement joints in warehouses, retail and public buildings carry wheeled traffic. Without a sound filler, joint edges chip and spall under load, so the right filler or sealant for the traffic and movement matters. If the arrises are already broken, we’ll say so before sealing. The enquiries we see most involve spalled or broken joint edges in floors and decks and new sealant over old, now failing, on precast concrete panel joints, cladding panel joints and podiums and floor movement joints. A specialist sealant contractor works differently from a general builder: on jobs in Langley Bottom, preparation and product choice get the time they need.

For a site near Langley Bottom, measurements and photographs up front mean one trip where possible. Note joint widths and the traffic that uses them, and we’ll take it from there.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

What we can’t put right

Being straight saves everyone time. New sealant won’t cure:

  • Cracking or settlement that calls for an engineer’s assessment
  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Joints too narrow for the movement, which need redesigning by the engineer

If you are not sure, just call 01277 525 020 or send details through our quote form and we will give you a straight answer.

What we seal

  • Blockwork control joints
  • Precast concrete panel joints
  • Cladding panel joints
  • Car park decks and ramps
  • Podiums and floor movement joints
  • Brickwork movement joints

Common questions from Langley Bottom clients

Will you take on work at estates like Horizon Technology Park, close to Langley Bottom?

Yes. We cover Langley Bottom and the area around it, including industrial estates, business parks and retail parks such as Horizon Technology Park. A few photos and the unit address let us price the work.

Is a hospital such as Lister Hospital somewhere you can work?

Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.

Is Langley Bottom in your area?

Yes. We cover Langley Bottom and the rest of Hertfordshire, within our coverage of Greater London, South East England and Scotland. To discuss a job, call 01277 525 020 or send details through our quote form.

Can you handle several sites?

Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.

What sealant do you use in movement joints?

It depends on the movement, exposure and traffic. Facades often take a low-modulus silicone; floors and decks normally need a polyurethane.

What guarantee do you give on joint sealing?

Our workmanship on movement joints carries a 12-month guarantee. The guarantee covers how we sealed, not damage caused afterwards.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Our process

Where the site stays busy, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then handed back before we move to the next. Jobs in and around smaller places like Langley Bottom are usually planned as a single visit, so we ask for photographs and rough sizes first. That way the right products come on the day.

  1. Photos, joint lengths and drawings come to us, or we visit.
  2. Joint widths and expected movement are checked against what the sealant can take and tell you if the design looks wrong for the movement.
  3. Every joint is cleared of the failed seal and any grit packed into it.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Preparing the site

  • Have the specification and drawings to hand
  • Clear stock, furniture or equipment away from the joints
  • Share the asbestos register for older buildings

Aftercare for building managers

Once the work is signed off, a little attention goes a long way:

  • Include every elevation and deck joint in periodic inspections
  • Avoid parking heavy plant or pallets on joint lines
  • Brief car park operatives to protect joint lines during winter clearance
  • Treat a small split as a warning, not a cosmetic issue

On car parks, winter clearance can damage deck joint sealant. Raising blades over joints where possible protects the seal, and it’s worth checking joints once the cold weather has passed.

An open joint fills with grit, and a joint full of grit can’t close. The edges then take the pressure and start to spall, turning a sealant job into a repair job. Keeping the seal sound avoids all of that.

Surface by surface

Joints between different materials

Junctions between brick and render, or concrete and cladding, move independently. We choose a sealant that grips both faces, with primer where specified.

Internal floor movement joints

Wheeled traffic chips floor joint edges that aren’t supported. The right filler or sealant for the traffic and movement protects them, and tell you if edges need repairing first.

Where floor joints take the most wear near Langley Bottom

Langley Bottom is in the South East, one of the UK’s drier regions. External slab and deck joints still need a dry, clean joint to seal, and gritting in cold spells finds its way into open joints. At least three named trading, business or retail sites lie within about 3 miles of Langley Bottom. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

Schools such as The Thomas Alleyne School have movement joints in their walls and floors that are easy to overlook. Parks like Horizon Technology Park, 1.3 miles to the east of Langley Bottom, combine paved areas, car parks and building elevations, each with joints that move. Phasing is what makes joint work possible on busy sites such as Arlington Business Park (1.5 miles east of Langley Bottom): one bay, aisle or car park row at a time.

What happens if it’s left?

Combining joint work with other maintenance reduces set-up costs. Leaking joints need sealing now, as damage continues meanwhile. Urgent joints now, the rest later, is often the sensible plan. Halls, stores and units around places like Langley Bottom may not be checked every day, so a failed joint can leak for a while before anyone sees it. Renewing joints in good time avoids the problem.

The product called for affects the cost, and so does the preparation. Access, phasing and site requirements come into it too.

Cost factors for movement joints

We price every job individually. The main factors are:

  • Distance, for remote addresses
  • Access and working height
  • Backing rod, priming and other preparation
  • Quantities, in metres or numbers

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.

What to include in your enquiry

It doesn’t need to be a full survey. These details are enough to start:

  • When you need the work done
  • Access details, including height
  • The type of building and who uses it
  • Any specification or named product
