How commercial sealant contractors works in HP2
How long a joint lasts is decided before any sealant leaves the gun. Old silicone gives new sealant nothing to grip, so every trace of it is removed, then both faces are cleaned back to sound, dry material with no dust or grease on them. Primer is used wherever the manufacturer calls for it on that surface and the joint depth is controlled with backing rod. We work on kitchen worktops and splashbacks, external facade joints and movement joints in walls and floors, and the usual reasons a site gets in touch are wall and floor joints that have lost their seal and mouldy silicone around WCs, urinals and vanity tops.
Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us.
- You send photographs, drawings or a list of the joints and areas involved.
- Next comes a diagnosis and a fixed quote.
- Before anything is cut out, we agree access, timings and sequence.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Finished joints are checked with you and handed over with our 12-month guarantee.
What you’ll pay
The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
What you get with us
- Colours chosen to suit frames, cladding or finishes where possible
- One contact handling all your sites
- Coloured sealants to suit the setting, where available
- Work carried out by CSCS-carded applicators

Commercial sealant contractors across HP2: the area picture
Commercial buildings across HP2 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in HP2 are planned with access, loading and parking in mind.
Hemel Hempstead: For premises near Apsley station, 1.4 miles south of Hemel Hempstead, footfall is part of the plan: work is phased so shops and offices keep trading. Sites a few miles apart, such as Bellgate shopping centre and The Heights Shopping Centre, can share one programme and one point of contact.
How the quote is worked out
Your fixed quote is built from the real scope. It takes account of:
- Whether old sealant has to be cut out first
- Access and working height
- Distance, for remote addresses
- How much there is to seal
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.
Sending details for a quote
A good diagnosis starts with the right details. Tell us:
- Rough lengths or quantities, or drawings if you have them
- Specification clauses that apply
- What the building is and how it’s used
- Where the site is, with the postcode
If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. Smaller jobs need nothing more than photographs and a few notes.
After the work
Cleaning and maintenance staff play a part too. Pass these on to them:
- Act on the first lifting edges rather than waiting
- Put external and wet-area joints on a regular inspection round
- Brief cleaning contractors to avoid scourers and blades on sealant
- Respect the cure time before reopening an area
Later works are the usual way new joints get damaged. When fittings are moved or cabling added, the sealant nearby is easily disturbed, and it’s easy to forget to reseal afterwards. If that happens, call 01277 525 020 or email us and we will price putting it right.
Sealant rarely fails all at once across a building. The first failures are often a warning about the rest so the whole run is worth inspecting. We will tell you which sealant joints need doing first and which can wait.
Should maintenance staff do it?
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Why it fails
Resealing over the top is a false economy we come across often. Fresh sealant won’t stick to the old bead underneath, so the top layer lifts, holds water and hides what’s going on. Getting back to a clean joint then means removing every layer.
Clients typically get in touch after noticing one or more of the following:
- External beads that have gone brittle and cracked
- Smeared sealant across finishes from a rushed job
- Leaks that seem to come through a sealant line
- Wall and floor joints that have lost their seal
Leave it or put it right?
Reactive resealing, a leak at a time, tends to cost more overall than a plan. A planned programme groups work by building or area, cuts repeat visits and gives you a budget figure. We will suggest an order, worst sealant joints first.
Questions to ask before you book
- Proof of insurance
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
- What site paperwork they can supply
- Are they CHAS accredited or on Constructionline?
HP2: questions and answers
How do we get a quote?
Photos, drawings or a schedule of the joints are usually enough to start through our quote form. Where we need to see it, we will arrange a site visit, then send a fixed quote.
Could the old sealant in an older building contain asbestos?
It’s possible in older buildings, especially those built before 2000. We ask to see the asbestos register or survey before disturbing old sealant, and if something is suspected, work stops until it’s tested.
Does the weather affect the work?
It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
Will you just go over the old sealant?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
Do you take on multi-site sealant work?
Yes. We regularly take on multi-site work and planned maintenance programmes, priced site by site or as one programme.
How soon can the area be used again?
Curing time varies by product, and we confirm it on the day.
Will your applicators have CSCS cards?
Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.
