Expansion joint sealing in West End, done properly
Internal floor joints take trolleys, pallet trucks and forklifts. Unsupported edges break up under wheels so the product has to suit both the traffic and the movement. We’ll tell you if the edges need repairing before sealing. We work on podiums and floor movement joints, blockwork control joints and brickwork movement joints, and the failures we are asked to look at most are car park joints leaking onto vehicles below and sealant peeling off one face of the joint. A specialist sealant contractor works differently from a general builder: in West End, that means joint design, primers and backing rod as standard.
Around smaller places such as West End, floor joints are often in barns and farm buildings turned into workshops, stores and offices. Whether it’s a farm store turned workshop or a storage unit, the joints need a product that suits the traffic.
We stand behind the joints we seal: 12 months, guaranteed. That covers our preparation and application, and we come back if anything isn’t right.

Slabs, ramps and loading bays in West End
At about 18 miles from central London, West End is within reach of the capital. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital; their floors carry heavy traffic every shift. West End is in the South East, one of the UK’s drier regions. External slab and deck joints still need a dry, clean joint to seal, while winter salting gets into any joint left open.
Sites like Queen Elizabeth II Hospital (to the north-west of West End) carry ambulances, deliveries and visitors’ cars over their road and deck joints. For an occupier at a site such as Birchwood Industrial Estate, 2.2 miles north-west of West End, the joints at loading doors and dock levellers usually see the hardest wear.

What else we do in West End
Surface by surface
Joints between different materials
Different materials meeting at a joint rarely move in step. The product must bond to both substrates and cope with the movement.
Brickwork and blockwork joints
Long brick and block elevations have movement joints at intervals. They take a low-modulus sealant with a movement class to suit laid over backing rod at the correct depth.
Why act early in West End
Sealing over a failed movement joint is a common shortcut. A bead laid on top of the failed one neither grips nor flexes properly. We cut out the old seal and prepare the faces every time. Halls, stores and units around places like West End may not be checked every day, so a failed joint can leak for a while before anyone sees it. Resealing early avoids that.
Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we will explain how it’s made up.

Do you need expansion joint sealing in West End?
Weathering wears down sealant on exposed elevations and decks. UV hardens the surface, and the sealant loses its ability to stretch and opens at the next temperature swing.
Site and facilities staff are often the first to spot these:
- Hardened, cracked sealant on exposed facades
- Movement joints with split or torn sealant
- Previous reseals laid over old sealant
- Joints where the bead has lost adhesion
Schools such as Essendon CofE (VC) Primary School have movement joints in their walls and floors that are easy to overlook.

Questions about West End
Can you work at a site such as Birchwood Industrial Estate, by West End?
Yes. We cover West End and the area around it, including industrial estates, business parks and retail parks such as Birchwood Industrial Estate. Photos and a short description are enough for a first look.
Is a hospital such as Queen Elizabeth II Hospital somewhere you can work?
Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.
What happens if old sealant might contain asbestos?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
How long does movement joint sealing take?
It typically takes anything from part of a day to a couple of weeks, depending on joint lengths, widths and access. We’ll confirm when each area can be used again.
How long before the joints can be used?
We’ll confirm how long the chosen product needs to cure.
Can you handle several sites?
Yes. Multi-site work and planned programmes are a core part of the service, with each site phased to suit its occupants.
Do you take on small jobs?
Whatever the size, the process is the same: details, then a fixed price, then sealing, then a 12-month guarantee.
Doing it in-house
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
Aftercare for building managers
Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:
- Record the sealant used and the date in the O&M file
- Brief car park operatives to protect joint lines during winter clearance
- Leave barriers in place until fresh joint sealant has cured
- Report split or peeling joint sealant early
Keep wheels, feet and water off new joints until the sealant has cured. How long that takes depends on the product, the temperature and the depth of the joint, and we confirm it for each area before we leave. Keeping the area coned off until then avoids tyre marks and damage.
Unsupported floor joint edges spall under forklift and pallet-truck wheels. Broken arrises jolt trucks, loads and drivers, and the damage spreads along the joint. Keeping the filler or sealant sound protects the floor.
From enquiry to sign-off
When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, with the work itself normally taking a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases. Smaller jobs around West End can be grouped with others nearby. You will have a fixed quote before work starts.
- We assess the joints on site or from photos, noting widths and how each has failed.
- You receive a fixed quote stating the product and the movement it is rated for.
- Phasing is agreed so decks, floors or entrances can stay in use where needed.
- The failed seal is cut out and both joint faces cleaned back to sound material.
- Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
- Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.
Preparing the site
- Let us know about inductions and permits
- Arrange parking or a loading space
- For older buildings, check the asbestos register before work
