About commercial sealant contractors in SG1

Sealant joints are easy to overlook until one lets water in. Mastic Doctor works as a commercial sealant contractor for facilities managers, managing agents and main contractors with sites in SG1. We find out why the sealant joints failed, take them out and seal again using a sealant that suits the joint. We work on movement joints in walls and floors, washrooms and tea points and kitchen worktops and splashbacks, and the usual reasons a site gets in touch are expansion joints with the sealant torn out and smeared sealant across finishes from a rushed job.

We schedule the visit to fit the site hours and access windows you give us. While we’re working, the area stays contained and tidy, and we check in with your contact before moving on to each new area.

  1. We start with the evidence: photos, drawings or a look on site.
  2. A fixed quote follows, with removal and preparation included.
  3. Sequence, access and working times are settled before the first joint is touched.
  4. The failed sealant comes out and the faces are prepared, with primer where required.
  5. Depth is set with backing, then the sealant is applied, tooled and the area tidied.
  6. Completed areas are signed off with you under our 12-month guarantee.

Where commercial joints are in SG1

Commercial buildings across SG1 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.

We work across Greater London and the South East counties, and every job in SG1 starts with access, parking and site rules.

Stevenage: Units at retail parks like Monkswood Retail Park (to the south-west of Stevenage) change hands and get refitted, with new joints at every frontage. In hotels such as Cromwell Hotel, which lies west of Stevenage, refurbishments typically mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.

Maintenance after handover

Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:

  • Make sure contractors see the asbestos survey before cutting out old mastic
  • Make sure ventilation in wet areas is switched on and working
  • Keep abrasive pads and scrapers off resealed joints
  • Check sealant as part of routine building inspections

Our workmanship on each job is backed by a 12-month guarantee. Keep the handover details with your O&M or maintenance records, and tell us if a joint we sealed gives trouble within that time.

In kitchens and washrooms, a failed joint is a cleaning problem as well as a leak risk. Environmental health officers look at how cleanable surfaces are, which makes sound joints worth keeping on top of.

Owners, agents and contractors

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

Main contractors use us as their sealant subcontractor. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

How the job changes by surface

Movement joints in walls and floors

Brickwork, blockwork and floor slabs all have movement joints that need a flexible seal. Failed seals let grit and water in, and the edges start to suffer. The joints are resealed using a sealant matched to the movement and any traffic.

Window and door perimeters

Internally, window boards and frame edges often have decorators’ caulk or silicone that has cracked. We use a paintable product where decorating follows and a silicone where it doesn’t, matched to the frame colour where colour matters.

What affects the price in SG1

Quotes vary with the job. It mainly depends on:

  • Whether old sealant has to be cut out first
  • The product specified
  • Travel to remote or island sites
  • Joint width, depth and condition

We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we will price your job on its own details.

What we need to price the job

Good information means a firmer quote. Helpful details to send:

  • Asbestos survey details if the building is older
  • Rough lengths or quantities, or drawings if you have them
  • What the building is and how it’s used
  • The product your specification calls for

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, call the office on 01277 525 020 or email a schedule or drawings.

Why it fails

Plenty of failed joints were never sealed with the right product. Decorators’ caulk on a joint that moves, acetoxy silicone on stone or metal, or a stiff sealant on a facade. BS 6213 gives guidance on choosing construction sealants.

What tends to prompt an enquiry:

  • Untidy joints in a reception, shop floor or lobby
  • Leaks that seem to come through a sealant line
  • Weathered facade sealant that no longer flexes
  • Black mould through washroom sealant that won’t clean off

Questions about SG1

Can you follow the specification on our project?

Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.

How soon can the area be used again?

We will confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.

Could the old sealant in an older building contain asbestos?

Some older mastics did contain asbestos. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested. HSE guidance on asbestos is a useful reference.

Is it OK to apply fresh sealant over existing beads?

Removal of the failed sealant is always part of the job. New sealant can’t grip the old bead, so laying over it never lasts; the faces are then cleaned and prepared.

Do you cover SG1?

Yes. SG1 is in our area and the rest of Hertfordshire. For a quote, give us a call on 01277 525 020 or send details through our quote form.

Are you CHAS accredited?

Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Is your work guaranteed?

Our workmanship is guaranteed for 12 months. Public liability insurance is in place too.
