About commercial sealant contractors in SG4
We’ve applied sealant on commercial sites for over 20 years, and the documents buyers ask for are ready: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. If your site needs RAMS, an insurance certificate or CSCS details, say so and we will confirm with the quote. We work on washrooms and tea points, external facade joints and movement joints in walls and floors, and what we are called in for most is leaks that seem to come through a sealant line and greasy, split joints in a kitchen or tea point.
A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. The work itself usually takes a few hours to several days on most single sites, depending on joint lengths and access, and we clear our waste as we work.
- Site photographs, drawings or a visit tell us what’s there and how it has failed.
- A fixed quote follows, with removal and preparation included.
- We agree the order of work, access windows and site hours with you.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- We hand back each area with its cure time and our 12-month guarantee.
What affects the price in SG4
Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.
Why appoint us
- One number for every site we cover
- CSCS-carded applicators
- 12-month guarantee on workmanship
- Colour options checked against the specified product
Getting a fixed quote
Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.
Local landmarks in Hitchin
In Hitchin, that means premises near Highbury Infant School and Nursery, Radcliffe Arms and Butts Close. Nearby too are Kingshott School (1 mile south-east), St Mary's Church (less than half a mile south-west), Church of the Holy Saviour (less than half a mile north-east) and Hitchin Girls' School (less than half a mile south-east). Hitchin has its own railway station: Hitchin station. Nearby you’ll also find Wymondley Castle (1.7 miles east) and Lister Hospital (3.1 miles south-east). For a walk, there’s Purwell Ninesprings and Markham's Hill.
Commercial premises across SG4
Commercial buildings across SG4 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
The South East is one of the UK’s drier regions, though outside work in SG4 still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.
Hitchin: Shops and cafés around stations like Hitchin station (under half a mile north-east of Hitchin) trade from early, so work is timed around them. For a hotel such as The Sun Hotel, which lies south-west of Hitchin, the colour of a joint at the bar or the bath matters to the look of the room.
Doing it in-house
For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.
Owners, agents and contractors
Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.
Leave it or put it right?
Some low prices are low because nothing gets cut out. New sealant laid on old silicone has nothing to bond to, so it peels. Our prices always include removal of the failed bead and full joint preparation.
Questions to ask before you book
- Health and safety accreditation such as CHAS
- Do they follow the manufacturer’s priming guidance?
- How joint depth will be controlled
- How they’ll work around occupants
Looking after the joints
Once the work is signed off, these steps help:
- Deal with small splits before they become leaks
- Have extract fans checked so wet areas dry out
- Log reseals in the O&M or maintenance records
- Ask cleaners to use a soft cloth and mild cleaner on sealant
We stand behind the workmanship with a 12-month guarantee. File the handover note with the building records.
Sealant rarely fails all at once across a building. A few splits this year normally mean more next year so the whole run is worth inspecting. We’ll tell you which sealant joints need doing first and which can wait.
How the job changes by surface
Facade and cladding joints
On a facade, a failed joint is often only visible close up. Close-up photographs or a site visit tell us what’s needed, and we’ll confirm the colours available for the specified product.
Fire-rated seals where specified
Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the product’s tested detail. The design and sign-off of fire stopping belong to the designer and building control, and we install to the specification.
SG4: questions and answers
How is commercial sealant work priced?
The main factors are metres of joint, removal, access, the product and how many phases there are. For a fixed quote, send details through our quote form.
Is your work guaranteed?
The work is guaranteed for 12 months. Should a joint we sealed give trouble during those 12 months, let us know and we will look at it.
Do you hold CHAS accreditation?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
Can you follow the specification on our project?
Yes. Send it with your enquiry, and we will price the work to it.
What about asbestos in old mastic?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before disturbing old sealant, and if something is suspected, work stops until it’s tested.
How long does a job like this take?
That varies with the scale of the job, though a typical visit normally takes a few hours for one area, or a planned series of visits across a bigger building. Larger or phased jobs take longer, and we will give you a timescale with the quote.
