About commercial sealant contractors in WD25
Pricing a commercial reseal is a short process. Send photos, drawings or a schedule of the joints through our quote form and you can also phone 01277 525 020 or send photos by email to talk it through. If the joints need seeing in person, a site visit comes first. We work on floor and threshold joints, movement joints in walls and floors and washrooms and tea points, and the usual reasons a site gets in touch are smeared sealant across finishes from a rushed job and external beads that have gone brittle and cracked.
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly.
- We begin with whatever information you have, whether that’s photos, a drawing or a list of locations, or we arrange a site visit.
- Next comes a diagnosis and a fixed quote.
- Site hours, access windows and the order of areas are agreed before we start.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- We walk the completed areas with you and sign them off under the 12-month guarantee.
What you’ll pay

Where commercial joints are in WD25
Across WD25, from Watford, Bushey and Woodside to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and WD25 is part of the area we cover.
Watford: Occupiers with premises at both Colonial Business Park and Shakespeare Industrial Estate could have the sealant at each handled under one quote. For tenants and agents on sites such as Colonial Business Park, which lies north-east of Watford, office fit-outs, reception joints and window perimeters are the usual sealant work.
For managing agents and facilities managers
Building owners and managing agents use us on everything from one building to a spread of sites around WD25. One quote can cover more than one site, so there’s one set of paperwork to deal with.
Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.
When it isn’t the sealant
Honesty saves time and money. New sealant won’t cure:
- A failed roof covering or waterproofing membrane
- A dripping trap, valve or pipe behind a fitting
- Faulty windows rather than failed perimeter sealant
Different surfaces, different methods
Commercial kitchens and tea points
Kitchen joints along worktops, sinks, splashbacks and wall cladding collect grease and moisture. Proper degreasing comes before any new sealant.
Shop fronts and retail fit-outs
Most shops can’t close for a reseal. Tell us your trading hours and access windows and we will plan around them, phasing areas so the shop floor stays usable.
After the work
For the best life from the joints:
- Keep abrasive pads and scrapers off resealed joints
- Respect the cure time before reopening an area
- Make sure contractors see the asbestos survey before cutting out old mastic
- Have extract fans checked so wet areas dry out
Let your cleaning contractor know what’s new. Scourers, blades and harsh products shorten a bead’s life, while a neutral cleaner and a soft cloth do no harm.
Tenants and staff spot black or split sealant quickly. Replacing it on a planned cycle keeps complaints down.
Why act early?
A failed seal around a window, worktop or panel doesn’t mean the element itself has to go. Often the fitting is sound and the joint is the only thing letting it down. A careful reseal is a far smaller undertaking than replacement, and we will say so if the frame or fitting is life-expired.

WD25: questions and answers
How long will the new sealant last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.
Does weather matter for sealant work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
Are your applicators CSCS-carded?
Yes. Our applicators hold CSCS cards.
Is failed sealant stripped out, or sealed over?
Every failed bead is cut out completely. Laying new silicone on old gives it nothing to grip; the faces are then cleaned and prepared.
Could the old sealant in an older building contain asbestos?
Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested. HSE guidance on asbestos is a useful reference.
Which sealant will you use?
The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
How long does a typical visit take?
That varies with the scale of the job, though a typical visit typically takes anything from part of a day on a short run of joints to several weeks on a large phased package. For bigger or phased jobs, we’ll set out a timescale with the quote.
