Commercial sealant contractors across HA6: what to expect
On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before old sealant is disturbed, since managing asbestos is the dutyholder’s responsibility. Anything suspect is left alone until it has been tested, and we don’t remove asbestos-containing materials ourselves. Site teams most often ask us about frame mastic that has hardened and come away from the wall and sanitary sealant that has gone black and patchy, on floor and threshold joints, movement joints in walls and floors and washrooms and tea points.
We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish.
- We start with the evidence: photos, drawings or a look on site.
- A fixed quote follows, with removal and preparation included.
- Sequence, access and working times are settled before the first joint is touched.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- We hand back each area with its cure time and our 12-month guarantee.

Commercial sealant contractors across HA6: the area picture
Commercial buildings across HA6 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
London and the South East are among the drier parts of the UK, though outside work in HA6 still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.
Eastbury: If you have premises on more than one site, say at Wolsey Business Park and Moor Park Industrial Estate, one contractor and one quote can cover both. Offices at parks like Wolsey Business Park, 1.5 miles to the north of Eastbury, have receptions, kitchens and glazed partitions where a tidy joint matters.
When it isn’t the sealant
Part of a good diagnosis is knowing where sealant stops. We will tell you if the real problem is one of these:
- A failed roof covering or waterproofing membrane
- Walls or slabs moving more than any sealant can take
- Faulty windows rather than failed perimeter sealant
Keeping the joints sound
Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:
- Keep abrasive pads and scrapers off resealed joints
- Have extract fans checked so wet areas dry out
- Add sealant to the planned maintenance inspection list
- On pre-2000 buildings, share the asbestos information before work starts
Give fresh sealant time to cure before it’s cleaned, wetted or walked past. That time depends on the product, the temperature and the joint depth, and we confirm it when each area is handed back. Leaving the area closed until then keeps the bead neat.
A failed external joint lets water in every time it rains. It can run into cavities, insulation and internal finishes long before anyone sees a stain. Catching it at the sealant stage avoids the bigger repair.
General trades versus a specialist
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
For managing agents and facilities managers
Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.
Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first.
Why act early?
Before budgeting for new frames, cubicles or worktops, check whether it’s just the sealant. Often the fitting is sound and the joint is the only thing letting it down. Resealing typically costs far less than renewal, and we’ll say so if the frame or fitting is life-expired.
What your quote should include
- Their plan for phasing and protecting the area
- What site paperwork they can supply
- Which product they’ll use, and why it suits the joint
- Will CSCS-carded applicators be on site?
Your questions answered
Which site documents can you send us?
Let us know your requirements when you ask for a price, and the paperwork is confirmed with the quote. For older buildings we’ll ask for the asbestos register, plus your site induction rules.
How long before the joints can be used?
We’ll confirm how long the chosen product needs to cure, and sign any area that should be left alone.
How long does a job like this take?
It depends on the scope, though a typical visit typically takes a few hours to several days on most single sites, depending on joint lengths and access. For bigger or phased jobs, we will set out a timescale with the quote.
Can weather delay the job?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
Will the building have to shut during the work?
Most of the buildings we work in stay occupied. We agree the order of areas, protect what’s nearby and close off only the section we’re sealing for as long as the cure needs.
Do you take on multi-site sealant work?
Yes. We take on runs of jobs across portfolios as well as single sites, quoted per building or as a package.
Do you work to architects’ specifications?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.
