About our expansion joint sealing in Jockey End

Width, depth and product all have to work together. Joint width must suit the movement and the movement class of the sealant. For wider joints, the width-to-depth ratio is often around 2:1, as the manufacturer advises, and the bead is tooled so it grips the two faces alone. We work on blockwork control joints, cladding panel joints and car park decks and ramps, and the usual reasons a site gets in touch are water dripping through deck or ramp joints and expansion joints filled with dirt and stones. Most enquiries from Jockey End start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.

Around smaller places such as Jockey End, floor joints are often in barns and farm buildings turned into workshops, stores and offices. Whether it’s a farm store turned workshop or a storage unit, the joints need a product that suits the traffic.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

When something else is needed

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Movement on a scale no sealant is meant to absorb
  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Crumbling edges that would give a new bead nothing sound to grip

Not sure which it is? You can ring 01277 525 020 or email a schedule or drawings and we’ll tell you honestly.

Where we work in Jockey End

  • Precast concrete panel joints
  • Car park decks and ramps
  • Podiums and floor movement joints
  • Blockwork control joints
  • Cladding panel joints
  • Brickwork movement joints

Our process

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work usually takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing, and we clear our waste as we work. Smaller jobs around Jockey End can be grouped with others nearby. A fixed quote is given before anything starts.

  1. We look at the joints, their width and how they’ve failed.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. We strip out the old seal and prepare the faces, flagging any broken edges that need repair before sealing.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
  6. Each joint is inspected and handed over with our 12-month guarantee.

What we need from you

  • Agree which areas must stay open
  • Let building users know which areas are affected
  • For older buildings, check the asbestos register before work

Advice

Should maintenance staff do it?

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Keeping the joints sound

For the best life from the joints:

  • Inspect exposed joints once the cold weather has passed
  • Leave barriers in place until fresh joint sealant has cured
  • Inspect movement joints alongside other routine building checks
  • Plan racking layouts so feet don’t land on a joint

In warehouses, forklift and pallet-truck routes take the most wear. Avoid standing heavy loads or racking legs on the joints, and report any chipped edges early.

External wall joints that fail let rain into the masonry and cavity. The first sign is often a damp patch indoors by which time the joint has been open for a while. Resealing promptly prevents internal damage.

Slabs, ramps and loading bays in Jockey End

The South East is one of the drier parts of the UK. External slab and deck joints still need a dry, clean joint to seal, and where de-icing salt is spread in winter, open joints let it in. Central London is about 28 miles from Jockey End. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital; their floors carry heavy traffic every shift.

In a school such as Gaddesden Row JMI School, movement joints in brick, block and hall floors tend to be forgotten until they leak. Sites like Hemel Hempstead Hospital (to the south of Jockey End) carry ambulances, deliveries and visitors’ cars over their road and deck joints.

Questions about Jockey End

Do you take on work at healthcare sites like Hemel Hempstead Hospital?

Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Is Jockey End too far out for you?

Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. Good photos up front let us bring everything on the first visit.

What happens if it rains on the day?

A wet joint can’t be sealed properly so we’d rather rearrange than seal in the rain. The work is simply moved to the next suitable day.

Can weather delay the job?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Are you CHAS accredited and on Constructionline?

Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Can you seal car park deck joints?

Yes. Tyre loads, grit and de-icing salts make these some of the hardest joints to keep sealed, and we’ll tell you if any edges need repairing first.

Will your applicators have CSCS cards?

Yes. Should the site need card details in advance, let us know and we will send them with the quote.

Different surfaces, different methods

Podium joints

Podium joints often sit within a waterproofing system. Where the specification calls for sealant, we reseal and flag it if the membrane looks like the source.

Car park decks and ramps

Water coming through deck joints is the usual first sign. The old seal comes out, the edges are prepared and the joint resealed flagging broken edges along the way.

Quoting for work in Jockey End

What shapes the price:

  • Quantities, in metres or numbers
  • Whether the work must be split into stages
  • Whether old sealant has to be cut out first
  • The size and state of each joint

A quote for movement joints depends on quantities, condition and access, plus any specification you are working to. Call for a quote.

Sending details for a quote

Good information means a firmer quote. Helpful details to send:

  • How the joints are reached, and at what height
  • The postcode of the building
  • Clear photos of the problem areas
  • Whether an asbestos survey exists
