How we handle expansion joint sealing in Codicote Bottom
A movement joint only works while its seal does. Once it fails, water, grit and debris get in, the joint can’t close properly and its edges begin to crumble. Dealt with early, it stays a sealant job rather than a concrete or masonry repair. We work on car park decks and ramps, blockwork control joints and podiums and floor movement joints, and the failures we’re asked to look at most are rain penetration at brick or block movement joints and layers of sealant in a movement joint. Looking for mastic applicators who cover Codicote Bottom? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.
Halls, schools and small commercial buildings near places like Codicote Bottom have movement joints in brick, block and concrete too. They’re easily forgotten until water gets in or an edge breaks.
Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

When to call us in Codicote Bottom
When a bead pulls away from one face, it has lost adhesion. Poor preparation, a skipped primer, or sealant bonded to the back of the joint are typical reasons.
Site and facilities staff are often the first to spot these:
- Brittle, chalky sealant on external joints
- Water getting into the wall through a failed joint
- Joints where the bead has lost adhesion
- New sealant over old, now failing
For an estate such as Queen Elizabeth II Hospital, which lies south-east of Codicote Bottom, the joints in ramps, decks and long building elevations all need attention over time.

Work for main contractors and building owners
CHAS accredited and a Constructionline member, we’re straightforward to vet for your supplier list. We are fully insured, and our insurance certificate can go with the quote.
Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, with each stage agreed with your site contact.
Your questions answered
Is Codicote Bottom too far out for you?
No. Small places get the same service as large ones. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.
Can you take on a job at a hospital such as Queen Elizabeth II Hospital?
Yes, hospitals are one of the sectors we cover. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Is colour matching possible?
That depends on the product. Some ranges offer many colours, others very few, so we’ll confirm the colours available for the specified product with the quote.
Can you work while the building is occupied?
Yes, as long as we plan it. Tell us your site hours and access windows and we’ll plan around them.
Are you CHAS accredited?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.
What if the joint edges are damaged?
Sealant needs sound faces to bond to, so broken or crumbling edges have to be repaired first. We flag it at the quote stage where we can see it.
Can weather delay the job?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.
After the work
Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:
- Look over external and deck joints after a hard winter
- Report split or peeling joint sealant early
- Sweep decks, ramps and floors so grit doesn’t collect in the joints
- Leave barriers in place until fresh joint sealant has cured
In warehouses, forklift and pallet-truck routes take the most wear. Avoid standing heavy loads or racking legs on the joints, and report any chipped edges early.
Once debris packs a failed joint, the structure has nowhere to expand. The edges then take the pressure and start to spall. A sound seal keeps the joint working.
Doing it in-house
For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
Traffic, movement and joints around Codicote Bottom
The South East is one of the drier parts of the UK. External slab and deck joints still need a dry, clean joint to seal, and gritting in cold spells finds its way into open joints. Codicote Bottom is about 25 miles from central London. The South East has large numbers of industrial estates and warehouses along the motorway corridors, and their floor joints take forklift and pallet-truck traffic all day.
Schools such as Codicote Church of England Primary School have movement joints in their walls and floors that are easy to overlook.

Our process
Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before we move to the next. If others near Codicote Bottom need work, visits can be combined. You’ll have a fixed quote before work starts.
- First, the joints are inspected for width, movement and the type of failure.
- You get a fixed quote with the product and its movement capability stated.
- We strip out the old seal and prepare the faces, and we tell you if any edges need repairing first.
- Backing rod goes in at the right depth, or bond-breaker tape where the joint is shallow.
- Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
- Each joint is inspected and handed over with our 12-month guarantee.
What we need from you
- Share the asbestos register for older buildings
- Point out parking and an unloading spot
- Tell us what induction or permit system the site runs

Why deal with it now?
Doing joint resealing alongside other planned works can save on access. But joints already letting water in shouldn’t wait for a programme. We can split the scope into urgent and planned. Around Codicote Bottom, it’s better to renew all the failing joints at once. Send photos of each area and we will quote for the lot.
A quote for movement joints depends on how many there are, their condition and the access. Call for a quote.
