About commercial sealant contractors in HP3

Mastic Doctor has been sealing joints for businesses and contractors since 2005: we are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. If your site needs RAMS, an insurance certificate or CSCS details, say so and we’ll confirm with the quote. Most enquiries involve frame sealant that has cracked, shrunk or pulled away and external beads that have gone brittle and cracked, across movement joints in walls and floors, window and door perimeters and kitchen worktops and splashbacks.

At the end of each section, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out.

  1. Site photographs, drawings or a visit tell us what’s there and how it has failed.
  2. A fixed quote follows, with removal and preparation included.
  3. We agree the order of work, access windows and site hours with you.
  4. The failed sealant comes out and the faces are prepared, with primer where required.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. Completed areas are signed off with you under our 12-month guarantee.

What you’ll pay

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Landmarks near Apsley

Around Apsley, our work takes us to commercial buildings near The Oddfellows Arms, Two Waters Primary School and Gadebridge Park. The closest station to Apsley is Apsley station, roughly 0.5 miles south-east. Well-known places in the area include Hemel Hempstead Hospital (0.9 miles north). Not far away are Long Deans.

Commercial sealant contractors across HP3: the area picture

In HP3, much commercial sealant work follows refits in shops, offices and hotels in places such as Hemel Hempstead, Grovehill and Woodhall Farm. Visible joints call for a matched colour and a clean tooled finish.

Around the motorway corridors of the South East, business parks and industrial estates are common, and HP3 is part of the area we cover.

Apsley: Shops and cafés around stations like Apsley station, 0.5 miles to the south-east of Apsley, trade from early, so work is timed around them. Shopping centres and retail parks such as Bellgate shopping centre, 1.9 miles north of Apsley, see a steady turnover of shop fits, each leaving joints where colour and finish matter.

When to bring in a specialist

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Owners, agents and contractors

When you manage a building on behalf of an owner, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. HP3 can form part of a wider programme across Hertfordshire.

Different surfaces, different methods

Window and door perimeters

Inside, cracked sealant around frames and window boards is common. The product depends on whether the joint will be painted, in a shade that suits the frame.

Fire-rated seals where specified

Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the product’s tested detail. The design and sign-off of fire stopping belong to the designer and building control, and we install to the specification.

When it isn’t the sealant

Being straight saves everyone time. New sealant won’t cure:

  • Removing asbestos-containing materials (a licensed or specialist contractor’s job)
  • Structural cracks or movement the joints weren’t designed for
  • Leaking roofs, gutters or flat-roof membranes (those need a roofer)

Why deal with it now?

On many buildings the mastic was done by whichever trade was on site. Choosing the product, setting the depth and preparing the faces are what a specialist brings. You notice the difference years later, not on the day.

FAQs: HP3

Is the old sealant taken out first?

Full removal is part of every quote. A bead laid on old silicone peels away.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Does commercial sealant work come with a guarantee?

The work is guaranteed for 12 months. Should a joint we sealed give trouble during those 12 months, let us know and we will look at it.

What about asbestos in old mastic?

Some older mastics did contain asbestos. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested. HSE guidance on asbestos is a useful reference.

How do you keep disruption to occupiers down?

Phased work can be planned so areas stay in use. Tell us your site hours and access windows and we will plan around them.

Is HP3 in your area?

Yes. We cover HP3, and the simplest way to start is to speak to us on 01277 525 020 or send photos by email.

Can weather delay the job?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
