About commercial sealant contractors in AL2

Some sealants used before 2000 can contain asbestos, so older stock needs a check first. We ask to see the asbestos register or survey before old sealant is disturbed, because the duty to manage asbestos sits with the dutyholder. If a material is suspected, work stops until it’s tested. We work on external facade joints, window and door perimeters and floor and threshold joints, and the usual reasons a site gets in touch are greasy, split joints in a kitchen or tea point and layers of sealant, all of them failing.

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work usually takes a few hours to several days on most single sites, depending on joint lengths and access, and our waste is bagged and taken away as we go.

  1. First, details reach us through the quote form or a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Every failed bead is removed rather than covered.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. A final walk-round, then the 12-month guarantee applies.

How we quote

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.

Commercial sealant contractors across AL2: the area picture

Commercial buildings across AL2 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.

London and the South East are among the drier parts of the UK, though outside work in AL2 still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.

London Colney: A unit on an estate like Riverside Industrial Estate, less than half a mile east of London Colney, normally has an office front, a trade counter and staff facilities with joints of their own. Sites a few miles apart, such as Riverside Industrial Estate and The Albert Bygrave Retail Park, can share one programme and one point of contact.

Honest limits

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Old mastic that tests positive for asbestos
  • Cracking that needs a structural engineer to look at it
  • Roof leaks that only look like a joint problem

Leave it or put it right?

Some low prices are low because nothing gets cut out. New sealant laid on old silicone has nothing to bond to, so it peels. Every quote we give includes full removal and preparation, which is where the lasting value is.

Questions to ask before you book

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Whether primer will be used where the manufacturer specifies it
  • Whether old or failed sealant will be cut out, not overlaid
  • Are they CHAS accredited or on Constructionline?

Aftercare for building managers

Problems stay small when the joints are checked regularly. In particular:

  • Check the asbestos register before anyone disturbs old sealant in an older building
  • Have extract fans checked so wet areas dry out
  • Put external and wet-area joints on a regular inspection round
  • Keep abrasive pads and scrapers off resealed joints

Let your cleaning contractor know what’s new. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces.

Movement joints that fill with debris stop working. With nothing soft to close against, the materials either side take the load and start to break up. At that point it’s a repair job rather than a reseal.

Common problems we fix in AL2

The wrong sealant in the wrong place is a common cause of early failure. Decorators’ caulk on a joint that moves, acetoxy silicone on stone or metal, or a stiff sealant on a facade. Guidance such as BS 6213 exists to steer sealant selection for exactly this reason, and many specifications refer to it.

Things that typically lead to an enquiry:

  • Damp patches where an external joint has failed
  • Frame mastic that has hardened and come away from the wall
  • Earlier reseals applied straight onto the failed bead
  • Hardened, chalky sealant on south-facing or exposed elevations

How the job changes by surface

Window and door perimeters

The perimeter joint between a frame and the structure keeps rain out of the reveal. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.

Washrooms and toilets

Mould that has grown into washroom sealant can’t typically be cleaned out. The lasting answer is removal, preparation and a new sanitary bead.

Common questions from AL2 clients

Do you work in AL2?

Yes. We take on work across AL2, and the same phone number covers every area.

What about asbestos in old mastic?

It can, on some older buildings. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested.

How many days will you need on site?

That varies with the scale of the job, though a typical visit typically takes anything from part of a day on a short run of joints to several weeks on a large phased package. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.

Will the building have to shut during the work?

Most of the buildings we work in stay occupied. We agree the order of areas, protect what’s nearby and close off only the section we are sealing for as long as the cure needs.

Can weather delay the job?

Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Who decides which product is used?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Is your work guaranteed?

The work is guaranteed for 12 months. Should a joint we sealed give trouble during those 12 months, let us know and we’ll look at it.
