Construction mastic in The Platt, done properly

Site managers want applicators who turn up with the right cards and paperwork. Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We work on internal decorators’ caulk, sanitary and kitchen joints and brick and block movement joints, and what we’re called in for most is sealant knocked or painted over by other trades and a mastic package split between trades with no clear owner. Facilities teams, main contractors and managing agents in The Platt tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

Sites around smaller places like The Platt can be a fair drive from suppliers, so we come with everything the package needs, timed to the stage the job has reached. Send drawings or photographs and the programme and we will quote to suit.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

Building owners, agents and FMs in The Platt

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.

Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first, and our applicators hold CSCS cards.

Our process

Diagnose, treat, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. If others near The Platt need work, visits can be combined, which keeps travel down. You will have a fixed quote before work starts.

  1. Drawings, the sealant specification and your programme come to us for pricing.
  2. A fixed quote sets out the scope, the products and the sequence.
  3. Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
  4. Areas are sealed plot by plot or floor by floor as the trades hand them over.
  5. Each joint is prepared, backed to depth and sealed in the product the specification names.
  6. Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.

Before we start on site

  • Agree which areas must stay open
  • Send your site hours and access windows
  • Let building users know which areas are affected

Questions we’re asked in The Platt

Is hospital work, at somewhere like Tunbridge Wells Homeopathic Hospital, something you do?

Yes, provided the work is planned with the site’s estates team. Each area is agreed with the ward or department and the estates team in advance.

Is The Platt too far out for you?

Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Do you have public liability insurance?

Yes. Mastic Doctor is fully insured, public liability included.

Is colour matching possible?

That depends on the product specified. Some ranges offer many colours, others very few, so we’ll confirm the colours available for the specified product with the quote.

Can the building stay open while you work?

In most cases, yes. Phased work can be planned so areas stay in use, with each area protected and signed.

Are you CHAS accredited?

We are CHAS accredited and a Constructionline member, and our applicators hold CSCS cards. We’re fully insured for public liability.

Can you seal external joints in wet or cold weather?

Weather matters for external sealing: the joint needs to be dry and within the product’s temperature range. External work is sequenced with some flexibility.

What happens if it’s left?

Leaving mastic to whichever trade is fitting the element can look cheaper on paper. In practice it often means different standards, gaps in responsibility and snags nobody owns. A single mastic package gives one point of responsibility and a consistent finish. For buildings around smaller places like The Platt, water damage can go unnoticed for longer, especially where a building isn’t used daily, so a failed joint can leak for a while before anyone sees it. Renewing joints in good time avoids the problem.

The product called for affects the cost, as does the preparation each joint needs. Access, phasing and site requirements come into it too.

Doing it in-house

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Construction mastic in The Platt: the local picture

The Platt lies roughly 33 miles out from central London. Towns within reach of London tend to keep building, from flats to offices and schools, and main contractors there need mastic that keeps to the programme. Rainfall across the South East, The Platt included, is lower than in many parts of the UK. Winter mornings still bring frost and condensation on frames and panels, so the external programme keeps a little slack.

When a school such as Frant Church of England Primary School is extended or refurbished, the mastic package is often squeezed into the holidays. On a campus such as Canterbury Christ Church University - Salomons, 4.9 miles to the north of The Platt, new teaching buildings and residences are usually built and refurbished around the academic year. When units on a site such as Durgates Industrial Estate (2.8 miles south-east of The Platt) are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.

The Platt is about 4 miles south of Royal Tunbridge Wells, in East Sussex. We cover The Platt and the rest of East Sussex, with the same fixed quotes and 12-month guarantee as everywhere else. Maintenance after handover

Keep the joints in good shape with a few simple steps:

  • Bring the mastic contractor in after the last trades are through
  • Check frame gaps are within the sealant’s range before sealing
  • Brief following trades on areas that have been sealed
  • Get the mastic subcontractor involved early in the programme

The package carries our 12-month guarantee for workmanship. The guarantee covers how we sealed, not later damage by other trades.

A missed perimeter seal on one window can wet the reveal and the plaster inside. On a new building that means remedial work after decorating, and a delay to handover. Checking perimeters before internal finishes go on avoids it.

When it isn’t the sealant

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Faulty frames rather than failed sealant
  • Deciding which fire-stopping product a penetration needs
  • Oversized gaps that need packing or adjustment by others

Not sure which it is? You can phone 01277 525 020 or email us and we will tell you honestly before you book.
