Our floor joint sealing service in the Orkney Islands
Some joints reach us with their edges already broken. Filling against a crumbled arris won’t hold for long, so if the edges need repair before any filling, we’ll say so and explain how it affects the programme. Site teams most often ask us about saw-cut joints left open and packed with grit and broken arrises where pallet trucks cross, across retail and showroom floors, joints along racking aisles and construction joints.
Site rules come first: sign-in, induction and whatever permit system the building uses. With the paperwork done, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it.
- First comes a walk of the floor to record joint sizes, broken edges and traffic routes.
- The quote fixes the price, names the filler or sealant and shows how the floor will be zoned.
- We remove failed material and packed debris until sound concrete is exposed on both faces.
- Dust is extracted from the joint and primer applied where the manufacturer specifies it.
- We fill each joint to depth and finish it flush so wheels roll straight across.
- We tell you when each zone can carry trucks again and move on to the next.
What you will pay

Landmarks near Kirkwall
We work on buildings around Orkney Library and Archive, Kirkwall Grammar School and Paterson Church and the streets around them. Nearby you will also find Balfour Hospital (0.5 miles south-west) and Bishop's Palace (less than half a mile south-west). The countryside around Kirkwall includes Gallow Ha' and Loomi Shun.
Estates, car parks and floors in the Orkney Islands
Sites across the Orkney Islands rarely stop for joint work, so we phase it bay by bay, aisle by aisle or deck by deck.
Our work reaches every part of Scotland, cities and islands alike, the Orkney Islands among them. Longer journeys are planned so each job is done in one go if at all possible. Coastal places in the Orkney Islands often have hotels, guest houses and holiday accommodation with busy seasons, so work is often best planned for quieter months.
Kirkwall: In a school such as Kirkwall Grammar School, movement joints in brick, block and hall floors tend to be forgotten until they leak. Hospital campuses such as Balfour Hospital (0.5 miles south-west of Kirkwall) grow in stages, leaving movement joints wherever new blocks meet old.
What sealant work can’t fix
Our job is the joint, not everything around it. On its own, sealant can’t deal with:
- A floor that rocks at the joints, which needs a structural fix
- Uneven floors that need grinding or levelling
- Wide or random cracking that suggests a structural issue
Doing it in-house
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.
Signs you need floor joint sealing
Concrete slabs shrink as they dry out, and the saw cuts are there so it cracks in straight, controlled lines. As the panels contract, the joints widen, and a filler placed early can part company with one face.
These are often picked up first by site or facilities staff:
- Failing joints at loading bays and dock doors
- A rough ride across broken joints
- Brittle joint filler breaking up
- Scruffy, dirty joint lines on a shop or showroom floor
What sets the cost
What shapes the price:
- Working within restricted access windows
- Induction, permit and paperwork requirements
- Access and working height
- How much there is to seal
Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a quote.
Sending details for a quote
The more we know, the firmer the quote. Helpful details to send:
- When you need the work done
- Whether the building will be occupied during the work
- Whether an asbestos survey exists
- Rough lengths or quantities, or drawings if you have them
Send details, get a quote, we seal, guaranteed: that’s how every job runs. To take the first step, ring 01277 525 020 or email the details over.
Maintenance after handover
Regular inspection catches problems early. In particular:
- Plan for a top-up on newer floors
- Respect the cure time before traffic returns
- Mention any aggressive cleaning regime at quote stage
- Walk the main routes and inspect joint lines on a regular cycle
Dragged forks and pallets gouge joints and edges alike. Even a well-filled joint can be damaged by steel scraping along it.
Regular inspection catches failing fills before the edges go. We can quote a programme that starts with the busiest areas and keeps on top of the rest.
FAQs: the Orkney Islands
Can you work to our specification?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.
Do you use semi-rigid filler or flexible sealant on floor joints?
We decide joint by joint. Where hard wheels cross, a semi-rigid filler is usually right and perimeter or movement joints need flexibility. The quote sets out what goes where.
How many days will you need on site?
The duration is planned around your programme and the access we are given. You’ll have an expected duration with the quote.
Why is there a gap next to the joint filler?
Young concrete carries on shrinking for a long time and a stiff filler can separate down one side. It is typically dealt with by topping up.
Can the sealant be colour-matched?
Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We will confirm the colours available for the specified product.
Can you phase floor joint work around operations?
The work is phased. We work aisle by aisle or zone by zone so the rest of the floor stays in use around the site hours and access windows you give us.
Does weather matter for sealant work?
Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
