Commercial sealant contractors across KW15: what to expect
Sometimes a split bead is a symptom rather than the cause. Water at a window perimeter might be coming from the frame, the cill or the wall behind, and repeated splits in a movement joint can mean the joint is too narrow for the movement. Part of the job is telling you when the fix is something other than sealant. Most enquiries involve mouldy silicone around WCs, urinals and vanity tops and layers of sealant, all of them failing, on kitchen worktops and splashbacks, window and door perimeters and movement joints in walls and floors.
Occupied buildings need a little choreography. We sign and contain the area we’re in, keep walkways clear and move on in phases so staff and visitors can carry on around us.
- Site photos, drawings or a visit tell us what’s there and how it has failed.
- A fixed quote follows, with removal and preparation included.
- We agree the order of work, access windows and site hours with you.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- Completed areas are signed off with you under our 12-month guarantee.
What you will pay
The specified product makes a difference, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.

Commercial premises across KW15
The commercial stock in KW15 mixes older town-centre buildings with newer offices and units, in places such as Kirkwall, Blackhill and Greenigoe and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Work in KW15 comes under Scotland’s own building standards and technical handbooks. Our part is sealing to the specification, whatever the building. In the parts of KW15 near the sea, the elevations facing the weather are where sealant gives up first.
Kirkwall: A lasting commercial joint around Kirkwall begins with the old bead fully out and the faces clean and dry. Refits at hotels like Orkney Hotel (under half a mile west of Kirkwall) bring joints at vanity tops, bars and reception desks that guests see every day.
When to bring in a specialist
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Why it fails
Resealing over the top is a false economy we come across often. New silicone has nothing to key into so it soon peels and traps moisture against the joint. By the time it shows, there can be two or three layers to cut out.
Typical triggers for a call:
- Frame sealant that has cracked, shrunk or pulled away
- Water staining near frames, panels or ceilings
- Expansion joints with the sealant torn out
- Untidy joints in a reception, shop floor or lobby
Keeping the joints sound
Keep the joints in good shape with a few simple steps:
- Keep barriers up until the new sealant has cured
- Put external and wet-area joints on a regular inspection round
- Make sure ventilation in wet areas is switched on and working
- Ask cleaners to use a soft cloth and mild cleaner on sealant
We stand behind the workmanship with a 12-month guarantee. File the handover note with the building records so it’s easy to find if a joint we sealed gives trouble inside the 12 months.
Movement joints that fill with debris stop working. The joint can no longer close, so its edges crack or spall. That turns a sealant job into something bigger.
What happens if it’s left?
On many buildings the mastic was done by whichever trade was on site. A specialist applicator takes care of product choice, joint depth and preparation. It shows over the following seasons rather than at handover.
What your quote should include
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
- Proof of insurance
- What the guarantee covers, and for how long
- How the existing material will be dealt with
Honest limits
We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:
- Broken glass or blown double-glazed units
- A failed roof covering or waterproofing membrane
- Walls or slabs moving more than any sealant can take
Your questions answered
Can areas stay open during the work?
Phased work can be planned so areas stay in use. Tell us your site hours and access windows and we’ll plan around them.
How soon can the area be used again?
That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.
What about asbestos in old mastic?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. Before cutting anything out, we ask for the asbestos register or survey, and if something is suspected, work stops until it’s tested.
How do we get a quote?
Send photographs, drawings or a list of locations through the quote form on this site. Where we need to see it, we will arrange a site visit, then send a fixed quote.
Is it OK to apply fresh sealant over existing beads?
The old bead is stripped out first. Then the joint is cleaned, primed where the maker specifies, backed to depth and resealed.
