Commercial sealant contractors across the Orkney Islands: what to expect
On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. Before anything is cut out, we ask for the asbestos register or survey. If a material is suspected, work stops until it’s tested, and we don’t remove asbestos-containing materials ourselves. Most enquiries involve smeared sealant across finishes from a rushed job and layers of sealant, all of them failing, on washrooms and tea points, movement joints in walls and floors and window and door perimeters.
Before we leave any area, we remove the tape, clean down and inspect every joint with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- A final walk-round, then the 12-month guarantee applies.
What you’ll pay
The price depends on the quantity of joints, how much old material needs removing and the access. Call for a fixed quote once you have the details.

Landmarks near Kirkwall
We work on buildings around Orkney Library and Archive, Kirkwall Grammar School and Paterson Church, among other places. Nearby you will also find Balfour Hospital (0.5 miles south-west) and Bishop's Palace (under half a mile south-west). Not far away are Gallow Ha' and Loomi Shun.
Shops, offices and hotels in the Orkney Islands
Shop fits, office refurbishments and hotel refits in towns such as Kirkwall, Stromness and Finstown all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.
Our work reaches every part of Scotland, cities and islands alike, the Orkney Islands among them. Longer journeys are planned so each job is done in one go if at all possible. The Orkney Islands includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.
Kirkwall: A hotel such as Orkney Hotel, under half a mile west of Kirkwall, shows how much sealant a hospitality building has on show, from bathroom joints to the bar. Whatever the building in Kirkwall, commercial sealant work starts with cutting out the failed bead and cleaning the joint back to sound material.
What happens if it’s left?
Putting off a reseal normally moves the cost rather than avoiding it. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below, and the bill then involves other trades. Dealing with it while the damage stops at the bead is the cheaper route.
Questions to ask before you book
- Their approach to joint depth and backing
- Are they CHAS accredited or on Constructionline?
- Can the work be phased to keep areas open?
- What level of public liability insurance do they hold?
Different surfaces, different methods
Shop fronts and retail fit-outs
Shop fits put sealant right in front of clients. Joints around counters, displays and shopfront frames have to look tidy as well as seal, often in a colour to suit the brand finish. We’ll confirm the colours available for the specified product.
Window and door perimeters
Where frames meet the surrounding wall, sealant is the weather line. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.
Commercial clients in the Orkney Islands
Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.
Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.
Why it fails
In wet areas the enemy is normally mould rather than movement. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant; when mould is in the body of the sealant, no cleaner will shift it. Replacement with a sanitary anti-mould silicone is the lasting answer.
Things that typically lead to an enquiry:
- Layers of sealant, all of them failing
- Shrunken sealant along kitchen worktops and splashbacks
- External beads that have gone brittle and cracked
- Wall and floor joints that have lost their seal
When something else is needed
Our job is the joint, not everything around it. On its own, sealant can’t deal with:
- Walls or slabs moving more than any sealant can take
- Misted, cracked or failed glazing units (a glazier’s job)
- Suspect materials that need testing and specialist removal
Questions about the Orkney Islands
Are you CHAS accredited?
Yes. We’re CHAS accredited and a Constructionline member.
Can you supply RAMS and insurance details?
We’ll confirm the paperwork you need, such as RAMS, an insurance certificate or CSCS details, with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.
How soon can the area be used again?
That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.
Will your applicators have CSCS cards?
Yes. We use CSCS-carded applicators, which many sites require.
Is your work guaranteed?
Each job sits under our 12-month guarantee. Keeping joints clean and inspected helps them last well beyond that.
Can you work to our specification?
Yes. We follow the specification, along with the manufacturer’s installation guidance.
Which sealant will you use?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
