Construction Mastic across the Orkney Islands

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How construction mastic works in the Orkney Islands

Mastic Doctor has been a subcontractor on construction projects for over 20 years. We price from drawings and the specification, agree the sequence with the site team and seal as areas are released. For construction mastic on a scheme in the Orkney Islands, send drawings through our quote form, or phone or email us to talk it through. We work on internal decorators’ caulk, floor and skirting junctions and brick and block movement joints, and what we are called in for most is a mastic package split between trades with no clear owner and snag items on joints that need redoing before handover.

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it.

  1. Drawings, specification and programme come to us.
  2. Quantities are measured and a fixed price returned.
  3. The sequence is agreed with the site manager.
  4. Plots or floors are sealed as they’re handed over.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. After snagging, the work is handed over under our 12-month guarantee.

Landmarks near Kirkwall

Locally, jobs take us to sites close to Orkney Library and Archive, Kirkwall Grammar School and Paterson Church and the streets around them. Well-known places in the area include Balfour Hospital (0.5 miles south-west) and Bishop's Palace (less than half a mile south-west). For a walk, there’s Gallow Ha' and Loomi Shun.

New build and refurbishment in the Orkney Islands

From Kirkwall, Stromness and Finstown to smaller places across the Orkney Islands, main contractors and developers need mastic packages for new build and refurbishment. Window and door perimeters, facade and cladding joints and internal sealant are sealed to the specification and the programme.

In Scotland, managing agents for tenements are often called property factors, so the factor is often the first contact for work on shared parts. The Orkney Islands includes coastal places, where facades, frames and external slabs take more weather than inland. Product choice and joint preparation matter more there.

Kirkwall: When a school such as Kirkwall Grammar School is extended or refurbished, the mastic package is often squeezed into the holidays. New wings at hospitals like Balfour Hospital, 0.5 miles to the south-west of Kirkwall, bring long runs of window and panel joints to seal.

Why it fails

Shrinkage and settlement in the first months put new joints under strain. Plaster, screeds, timber and blockwork all shrink as they lose moisture, which opens up internal joints, particularly where caulk has been used in a joint that moves. Picking a flexible sealant where there’s movement keeps snags down.

Most enquiries start with one or more of the following:

  • A mastic package split between trades with no clear owner
  • Sealant knocked or painted over by other trades
  • Missed perimeter joints on a new elevation
  • Oversized or tapered gaps around new frames

When to bring in a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Why deal with it now?

It helps to bring the mastic subcontractor in before the package is urgent. We can check joint widths, flag frames with gaps that won’t seal and confirm products against the specification. Leave it late and they turn up on the snag list.

What your quote should include

  • Can the work be phased to keep areas open?
  • Who will actually carry out the work
  • Whether old or failed sealant will be cut out, not overlaid
  • The terms of the workmanship guarantee

Building owners, agents and FMs in the Orkney Islands

Building owners and managing agents use us on everything from one building to a spread of sites around the Orkney Islands. One quote can cover more than one site, which keeps the paperwork simple.

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

What affects the price in the Orkney Islands

These are the things that shape the price:

  • Specialist products, such as fire-rated or hygienic sealants
  • How much there is to seal
  • Access and working height
  • Backing rod, priming and other preparation

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we will explain how it’s made up.

What we need to price the job

We can often quote from photos and a few details. It helps to include:

  • Clear photographs of the problem areas
  • Any dates the work must fit around
  • Approximate linear metres or a joint schedule
  • The asbestos register, for older buildings

Send us photos, drawings or a joint schedule and a fixed quote comes back to you. If the job needs a look first, we’ll arrange a site visit.

The Orkney Islands: questions and answers

Can weather delay the job?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Can you work to our specification?

We use the product the specification names. If we think an alternative would suit better, we put it to you first.

What do you charge?

Every job gets its own fixed quote. To get one, call 01277 525 020 or send details through our quote form.

Do you have public liability insurance?

Yes. Mastic Doctor is fully insured, public liability included.

Do you take on small jobs?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

Which sealant will you use?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
