Our commercial sealant contractors service in KW17

Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails, and on a working site that normally surfaces as a leak, a stain or a complaint from occupiers. Mastic Doctor works as a commercial sealant contractor for facilities managers, managing agents and main contractors with sites in KW17. Our job is to diagnose the failure, remove the old bead and seal again using a product chosen for the movement and exposure. We work on window and door perimeters, movement joints in walls and floors and washrooms and tea points, and the failures we are asked to look at most are messy, uneven beads from earlier work that let the building down and gaps behind commercial kitchen worktops and sinks.

Diagnose, treat, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off.

  1. Site photographs, drawings or a visit tell us what’s there and how it has failed.
  2. A fixed quote follows, with removal and preparation included.
  3. We agree the order of work, access windows and site hours with you.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. Completed areas are signed off with you under our 12-month guarantee.

How we quote

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.

Shops, offices and hotels in KW17

Work in KW17 comes under Scotland’s own building standards and technical handbooks. Our part is sealing to the specification, whatever the building. Along the coast in KW17, hospitality buildings tend to be busiest in the summer months, so work is often best planned for quieter months.

Finstown: A lasting commercial joint around Finstown begins with the old bead fully out and the faces clean and dry. Colour matters on frontages and fit-outs, so the quote confirms which colours the chosen product comes in.

Cost factors for sealant joints

Each job is priced on its own details. The main factors are:

  • The size and state of each joint
  • Specialist products, such as fire-rated or hygienic sealants
  • Location, for remote and island sites
  • How much existing material needs removing

The price depends on the quantity of joints, how much old material needs removing and how the joints are reached. Call for a quote once you have the details.

Details that help us quote

It doesn’t need to be a full survey. These details are enough to start:

  • The postcode of the building
  • Any dates the work must fit around
  • Rough lengths or quantities, or drawings if you have them
  • A wide shot and a close-up of the area

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, call the office on 01277 525 020 or send details through our quote form.

Leave it or put it right?

Fixing joints complaint by complaint is a costly way to manage sealant. A planned programme groups work by building or area, cuts repeat visits and gives you a budget figure. We can help you prioritise, starting with the joints most likely to let water in.

What your quote should include

  • How they handle RAMS and site documents
  • How joint depth will be controlled
  • How they’ll work around occupants
  • Will failed sealant be removed rather than covered?

When it isn’t the sealant

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Misted, cracked or failed glazing units (a glazier’s job)
  • Old mastic that tests positive for asbestos
  • A dripping trap, valve or pipe behind a fitting

What we are called out for in KW17

Outside, sunlight and rain wear sealant down year after year. UV hardens the surface while wind and rain work at the edges, so beads chalk, stiffen and lose their stretch. A hardened bead can’t follow the building any more.

Clients normally get in touch after noticing one or more of the following:

  • Messy, uneven beads from earlier work that let the building down
  • Layers of sealant, all of them failing
  • Shrunken sealant along kitchen worktops and splashbacks
  • External beads that have gone brittle and cracked

Work for main contractors and building owners

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

For main contractors, we work as the sealant subcontractor. Programme, specification and site rules come first, and our applicators hold CSCS cards.

Your questions answered

Are you CHAS accredited?

Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.

Is it OK to apply fresh sealant over existing beads?

Every failed bead is cut out completely. Laying new silicone on old gives it nothing to grip; the faces are then cleaned and prepared.

Is your work guaranteed?

It’s backed by our 12-month guarantee. Should a joint we sealed give trouble during those 12 months, let us know and we will look at it.

How is commercial sealant work priced?

Send what you have, even a few photos and rough lengths. We follow up with questions or a visit where needed, then a fixed quote.

Does weather matter for sealant work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

Will you just go over the old sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Do you work for facilities managers and managing agents?

Yes. You can send details through our quote form, and we’ll confirm any paperwork you need with the quote.
