Floor joint sealing for Weald sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Owners, agents and contractors

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

Building owners and managing agents use us on sealant work across single buildings or whole portfolios. Several sites can go on one quote, so there’s one set of paperwork to deal with.

About our floor joint sealing in Weald

We have been sealing commercial joints since 2005. Applicators carry CSCS cards and work to your site rules, and the business is CHAS accredited and a Constructionline member, with public liability insurance in place. Finished floor joints in Weald carry our 12-month guarantee. We work on loading bays, retail and showroom floors and forklift and pallet-truck routes, and the failures we are asked to look at most are trucks and loads jolting over damaged joints and saw-cut joints left open and packed with grit. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Weald, preparation and product choice get the time they need.

In and around smaller places like Weald, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Joints in those slabs take vehicles, trolleys and foot traffic, and need a filler or sealant to match.

Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

How the job changes by surface

Forklift and pallet-truck routes

A route joint has to take repeated wheel strikes without breaking up. We match the product to the wheel types and the traffic.

Construction joints

Day joints sit where one section of slab was cast against another. They can move more than saw cuts and that shapes the choice of filler or sealant.

Floor joint sealing around Weald: points for this area

Weald sits in one of the drier corners of the country, the South East. Even so, yard and car park joints are only sealed when they’re dry and clean, and gritting in cold spells finds its way into open joints. Weald has at least three named business or industrial parks inside a 3-mile radius. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic.

Hospitals like Longworth Hospital, 4.3 miles south of Weald, have multi-storey or surface car parks whose joints carry vehicles round the clock. For estates staff at a university like University of Oxford, 3.8 miles east of Weald, building and paving joints are part of the planned maintenance list. Another example is Bampton Business Centre (South) (0.8 miles south of Weald), where floors and yards would be done in stages around the occupiers.

Weald is about 4 miles south-east of Carterton, in Oxfordshire. Weald sits inside our coverage, with the same fixed quotes and 12-month guarantee as everywhere else. We work across 423 places in Oxfordshire, large and small. Oxford is covered too, some 14 miles away.

Postcode districts covered here: OX18. Sites close to Weald are covered too, including Bampton (1 mile north-east), Clanfield (2 miles west), Black Bourton (2 miles north-west), Aston (2 miles east) and Brize Norton (3 miles north). Further afield, our area takes in Oxford (14 miles east), Didcot (15 miles south-east), Abingdon-on-Thames (12 miles east), Witney (5 miles north-east), Wantage (10 miles south-east) and Grove (9 miles south-east).

Common questions from Weald clients

Is Weald too far out for you?

Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. We plan jobs in smaller places so return trips are kept to a minimum.

Is a hospital such as Longworth Hospital somewhere you can work?

Yes, provided the work is planned with the site’s estates team. Each area is agreed with the ward or department and the estates team in advance.

Are you insured?

Yes. Our insurance certificate can be sent alongside the quote.

How long does a typical visit take?

The duration is planned around your programme and the access we’re given. You’ll have an expected duration with the quote.

Which sealant will you use?

If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Can you send site paperwork?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

Is the floor joint work guaranteed?

Every job has our 12-month guarantee. It applies to our workmanship rather than structural movement or accidental damage.

What sealant work can’t fix

A proper diagnosis includes knowing what sealant can’t do. You’ll hear from us if the cause turns out to be one of these:

  • Uneven floors that need grinding or levelling
  • Structural cracking in the slab
  • A failing floor coating, which is a flooring contractor’s job

Not sure which it is? You can call 01277 525 020 or send photos by email and we’ll tell you honestly.

Joints and surfaces we work on

  • Construction joints
  • Joints along racking aisles
  • Retail and showroom floors
  • Forklift and pallet-truck routes
  • Saw-cut induced joints
  • Loading bays

Aftercare for building managers

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Make joint checks part of your floor inspections
  • Stop forks and pallets being dragged across joints
  • Record damaged joints with a photo and a location
  • Keep grit out of unfilled joints in the meantime

On younger slabs, a fine line can open down one side of a filled joint as the concrete keeps shrinking. It is a known trait of new floors and a later top-up deals with it.

Regular inspection catches failing fills before the edges go. A phased plan, worst routes first, spreads the work out so nothing is left to fail.

When to bring in a specialist

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

On site: what to expect

Site rules come first: sign-in, induction and whatever permit system the building uses. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it. For work around Weald, we aim to finish in one visit, so photos and measurements up front really help. That way the right products come on the day.

  1. A floor survey records every joint, its edges and what crosses it.
  2. The treatment and the zones are set out in a fixed quote.
  3. Old fill and packed debris come out until both faces are sound.
  4. Dust is vacuumed out and primer applied where specified.
  5. Filler or sealant is placed to depth and finished flush.
  6. Zones reopen once cured and the work moves on.

What we need from you

  • Move anything stored against the joints
  • Explain the parking and delivery arrangements
  • For older buildings, check the asbestos register before work
