Floor joint sealing for commercial buildings in Burcot
Forklifts and pallet trucks are hard on open joints. Each crossing knocks the unsupported edge until a crisp saw cut becomes a wide, broken groove. Filling the joint properly gives the edges back their support. It also smooths the route for drivers and stock. The enquiries we see most involve chipped and spalling edges along forklift routes and soft sealant dragged out of trafficked joints, across forklift and pallet-truck routes, joints along racking aisles and loading bays. Facilities teams, main contractors and managing agents in Burcot tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.
Jobs around smaller places like Burcot are planned so the whole job is done in one visit. Tell us the joint widths if you can, and what drives or walks over them.
We sign every job off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

On site: what to expect
Site rules come first: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, we take the joints in the sequence agreed with you. For work around Burcot, we aim to finish in one visit, so we ask for photographs and rough sizes first. That way the right products come on the day.
- We walk the floor and mark up joint widths, edge damage and traffic routes.
- The treatment and the zones are set out in a fixed quote.
- Each joint is cut or routed back to clean, sound concrete.
- We extract the dust and prime the faces if the product needs it.
- The joint is filled to its specified depth and trimmed level.
- We hand each phase back when it can take traffic.
Before we start on site
- Agree which areas must stay open
- Tell us what induction or permit system the site runs
- Let building users know which areas are affected

Building owners, agents and FMs in Burcot
Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.
We work for building owners and managing agents on sealant work across single buildings or whole portfolios. Several sites can go on one quote, which keeps the paperwork simple.
General trades versus a specialist
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
Keeping the joints sound
Cleaning and maintenance staff play a part too. Pass these on to them:
- Keep trucks off new joints until we say they’re ready
- Treat loading bay joints first if they’re failing
- Walk the main routes and inspect joint lines on a regular cycle
- Stop forks and pallets being dragged across joints
Normal floor cleaning is fine once the product has cured. Tell us about aggressive cleaning products or hot washing at quote stage so the product suits them.
Treating joints while the arrises are sound keeps the work simple. After the edges go, repairs come into it and that takes longer and closes areas for longer.
What happens if it’s left?
Not every joint needs stripping out completely. If old material is sound on one face and only a fine gap has opened, it may not all have to come out and the quote shows which approach suits each run. Converted and older buildings near places like Burcot tend to move, and aged sealant cracks. A sealant with the right movement capability, correctly sized, lasts far better.
The price depends on the quantity of joints, what has to come out first and how the joints are reached. Call for a quote when you’re ready.

Questions about Burcot
Is Burcot off your patch?
Not at all. Burcot is within our area. We cover Greater London and the counties of the South East. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
Can you work on a hospital site such as Littlemore Hospital?
Yes, provided the work is planned with the site’s estates team. We follow the site’s permits, sign-in and infection-control procedures in every area.
What guarantee do you give on joint filling?
There is a 12-month guarantee on our workmanship, and we hold public liability insurance.
What about RAMS and site documents?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.
Should floor joints be filled or sealed?
It depends on the traffic and the movement. Forklift routes generally call for a semi-rigid filler that holds the arrises and joints with more movement take a flexible sealant.
Is it normal for joint filler to separate?
On newer slabs, the concrete keeps shrinking after the joints are filled and a stiff filler can separate down one side. It is typically dealt with by topping up.
Do you seal on top of existing sealant?
No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
When it isn’t the sealant
Sealant solves a lot, but not everything, and we’re upfront when that’s the case. It won’t fix:
- Unstable slabs moving under traffic
- Level or flatness problems across the floor
- A failing floor coating, which is a flooring contractor’s job
Not sure which it is? You can call the office on 01277 525 020 or email the details over and we’ll tell you honestly.

Slabs, ramps and loading bays in Burcot
At about 48 miles from central London, Burcot is within reach of the capital. Warehousing clusters around the motorways that ring and radiate from London. Burcot is in the South East, one of the UK’s drier regions. Even so, yard and car park joints are only sealed when they’re dry and clean, and winter de-icing salt on car parks and ramps works into any open joint.
Large sites such as Littlemore Hospital, 4.4 miles north-west of Burcot, have car parks, service roads and long elevations with movement joints in brick and panels. For a school such as Abbey Woods Academy, playground and building joints can be done in the holidays.
