Floor joint sealing in Middle Aston

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

How we handle floor joint sealing in Middle Aston

Before quoting, we look at what the floor is telling us: how wide the joints are, signs of ongoing movement, the wheel types crossing them and the state of the arrises. From that we choose between a semi-rigid filler and a more flexible sealant and the answer can differ from one zone to the next. We work on retail and showroom floors, loading bays and joints along racking aisles, and the failures we are asked to look at most are loading bay joints breaking down and untidy open joints in a retail unit. For commercial sealant work in Middle Aston, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

Around smaller places such as Middle Aston, floor joints are often in barns and farm buildings turned into workshops, stores and offices. Joints in those slabs take vehicles, trolleys and foot traffic, and need a filler or sealant to match.

A 12-month guarantee applies to all our work. If an installation problem shows up, call the office on 01277 525 020 or email a schedule or drawings and we will arrange a return visit.

How the job changes by surface

Construction joints

Day joints vary, with or without armoured edges. We’ll tell you if the edges or any armouring look like they need attention before filling.

Flexible floor sealants

Polyurethane sealants suit floor joints with larger movement. They give less edge support than semi-rigid fillers, so they suit lighter traffic or movement joints.

Floor joint sealing in Middle Aston: the local picture

Rainfall across the South East, Middle Aston included, is lower than in many parts of the UK. Outside joints in yards and car parks still have to be dry before sealing, and winter de-icing salt on car parks and ramps works into any open joint. Middle Aston lies roughly 60 miles out from central London. The roads out of London are lined with trade parks and distribution sheds.

On industrial estates such as Hatch End Old Industrial Estate, less than half a mile south of Middle Aston, saw-cut floor joints, loading bay slabs and yard joints take the heaviest traffic.

Diagnose, treat, sign off

Inspect, seal, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. Jobs in and around smaller places like Middle Aston are usually planned as a single visit, so we ask for photographs and rough sizes first. That way the right products come on the day.

  1. We look at joint widths, edge condition and the traffic on each route.
  2. You get a fixed quote with the product and the phasing set out.
  3. Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
  4. Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. Each phase reopens when the product is ready for wheels, then we start the next.

Advice

Owners, agents and contractors

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

What we’re called out for in Middle Aston

Older fills harden, shrink and crack with age, particularly where cleaning machines and traffic work it daily. At that point it neither holds the edges nor keeps debris out.

What tends to prompt an enquiry:

  • Cracked and crumbling joint fill
  • Filler that has parted from one face
  • Untidy open joints in a retail unit
  • Dock area joints that have failed first

In a school such as Dr Radcliffe's Church of England Primary School, movement joints in brick, block and hall floors tend to be forgotten until they leak.

What your quote should include

  • Their plan for phasing and protecting the area
  • Whether old or failed sealant will be cut out, not overlaid
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Whether their applicators hold CSCS cards

Questions we’re asked in Middle Aston

Must our site in Middle Aston stop work while the joints are done?

In most cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. Tell us which hours and entrances we can use and we will plan from there.

Is a smaller place like Middle Aston outside your area?

Not at all. Middle Aston is within our area. We cover Greater London and the counties of the South East. Good photos up front let us bring everything on the first visit.

Do you offer coloured sealant?

That depends on the product specified. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.

Which sealant will you use?

A specification, where there is one, decides it. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Will your applicators have CSCS cards?

Yes. We use CSCS-carded applicators, which many sites require.

Does the weather affect the work?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

Are you fully insured?

Yes. We are fully insured, and the certificate can go with your quote.

When something else is needed

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Joint edges that have already broken away, which need repairing before filling (we’ll tell you if so)
  • Unstable slabs moving under traffic
  • Worn screed or surface finishes

If in doubt, call 01277 525 020 or send details through our quote form and we will say what we think before you book.

What we seal

  • Retail and showroom floors
  • Forklift and pallet-truck routes
  • Joints along racking aisles
  • Loading bays
  • Construction joints
  • Saw-cut induced joints

Looking after the joints

To get the most from the new sealant:

  • Hold traffic back until the product has cured
  • Sweep debris out of open joints until they can be filled
  • Allow for topping up joints as a new slab settles
  • Walk the main routes and inspect joint lines on a regular cycle

Normal floor cleaning is fine once the product has cured. Tell us about aggressive cleaning products or hot washing at quote stage so we choose something that tolerates them.

Joints are easiest to look after when someone checks them regularly. A phased plan, worst routes first, spreads the work out and keeps on top of the rest.
