Floor joint sealing in St Clement's

Concrete floors in warehouses and factories are cut into bays with saw cuts and day joints, and each joint line is a weak edge that wheels run over all day. Our job is to put the right filler or sealant into them for the loads and the movement they see so the edges are held up and debris can’t pack in. We work on construction joints, forklift and pallet-truck routes and saw-cut induced joints, and the usual reasons a site gets in touch are saw-cut joints left open and packed with grit and chipped and spalling edges along forklift routes. Whether you call it commercial sealant work, mastic application or joint sealing, the work in St Clement's is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

In a smaller place such as St Clement's, floor and movement joints are often in agricultural and rural business units, schools and the odd small industrial yard. Their slabs and walls still need movement joints that work.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Your questions answered

Is a smaller place like St Clement's outside your area?

Not at all. St Clement's is within our area. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

Can you work at a site such as Osney Mead Industrial Estate, by St Clement's?

Yes. Estates, retail parks and business parks around St Clement's, Osney Mead Industrial Estate among them, are all within reach. A few photos and the unit address let us price the work.

Who decides which product is used?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

What do you need from us to quote?

Approximate metres of joint, photos of typical and worst areas, and a floor plan let us give a quick quote. We can visit where that helps so phone 01277 525 020 or email the details over to set one up.

When can forklifts run over new joint filler?

Cure times vary with the product and how cold the slab is. We’ll give you a time for each zone when we agree the phasing.

When is resealing likely to be due?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

Are you CHAS accredited and on Constructionline?

Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Work for main contractors and building owners

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

CHAS accredited and a Constructionline member, we’re straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.

After the work

Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:

  • Walk the main routes and inspect joint lines on a regular cycle
  • Keep trucks off new joints until we say they’re ready
  • Expect fillers on young slabs to need a top-up
  • Treat loading bay joints first if they’re failing

We’ll give you a time before trucks can run over the new joints and it pays to stick to it. Cones or barriers stop the first driver cutting the corner.

Every vehicle on a busy aisle hits a damaged joint. Sorting it early looks after your equipment as well as the slab.

Isolation joints at walls and columns

Perimeter and column joints get forgotten and fill up with dirt. We include them in the survey.

Flexible floor sealants

Flexible floor sealants come in several colours so ask if the colour matters.

Signs you need floor joint sealing in St Clement's

An ageing filler or sealant can go brittle and split especially under daily scrubbing and traffic. Once it has gone hard or come loose, it protects nothing.

Clients usually get in touch after noticing one or more of the following:

  • Joint edges breaking up under truck wheels
  • A gap opening alongside old joint filler
  • A rough ride across broken joints
  • Grimy joint lines spoiling a showroom floor

A healthcare site such as Warneford Hospital (to the east of St Clement's) depends on car parks, ramps and service yards whose joints take traffic all day.

Before you book anyone

  • Do they follow the manufacturer’s priming guidance?
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Their plan for phasing and protecting the area
  • What site paperwork they can supply

Choosing a commercial sealant contractor

Floor joint sealing in St Clement's: the local picture

At least three named trading, business or retail sites lie within about 3 miles of St Clement's. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic. St Clement's sits in one of the drier corners of the country, the South East. External slab and deck joints still need a dry, clean joint to seal, and winter de-icing salt on car parks and ramps works into any open joint.

University campuses such as University College, 0.5 miles to the west of St Clement's, have car parks, paved walkways and building elevations with movement joints. Across sites such as Littlemead Business Park (1.5 miles west of St Clement's), floor and movement joints can be sealed in phases so units keep working.

Our process

Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. For a job in St Clement's, the main thing is a clear picture of the work, so send photos of each area. A fixed quote follows.

  1. We walk the floor and mark up joint widths, edge damage and traffic routes.
  2. You receive a fixed quote showing products and phasing.
  3. Each joint is cut or routed back to clean, sound concrete.
  4. Dust is vacuumed out and primer applied where specified.
  5. Filler or sealant is placed to depth and finished flush.
  6. Zones reopen once cured and the work moves on.

Honest limits

Being straight saves everyone time. Fresh joints won’t solve:

  • Structural cracking in the slab
  • Damaged or worn floor coatings and screeds
  • Joint edges that have already broken away, which need repairing before filling (we will tell you if so)

If you are not sure, just phone 01277 525 020 or email a schedule or drawings and we will give you a straight answer.
